4x10, M-F with rotating Mondays & Fridays off

What You’ll Be Doing

Responsible for conducting preventative maintenance and repairs as needed, including electrical, plumbing, HVAC and carpentry at Town facilities. Responsibilities include inspecting and servicing HVAC, electrical and plumbing systems, troubleshooting problems, replacing parts, and making minor repairs. This position requires participation in a rotational on-call program, including call‑back for emergency maintenance and repair activities, and response during severe weather events and other emergency situations, as required.

  • Responds to calls for service regarding facility and equipment maintenance and troubleshoots problems; makes repairs.
  • Performs daily checks of the HVAC systems with a BAS (computerized building automation systems), to include system operations, temperature checks of cooling and heating systems, exhaust fans, water pressure, etc.; diagnoses problems and makes necessary repairs.
  • Maintains and repairs HVAC equipment, including pumps, fans, air handlers, chillers, boilers, and other mechanical equipment.
  • Maintains fire panel and fire protection systems and ancillary equipment. Monitors fire panel and protection system operation for fire, trouble and supervisory alarms.
  • Performs annual checks and tests on panic alarm systems.
  • Performs monthly checks on generators and automatic transfer systems.
  • Performs carpentry and related construction work; repairs cabinets, doors and windows; repair and replace hardware, including automated lock systems.
  • Repairs and installs lights, breakers, receptacles, wiring, switches, outdoor power pedestals, and other electrical fixtures.
  • Completes lighting system replacement and upgrades.
  • Makes plumbing repairs, installs plumbing fixtures, unstops drains and repairs leaks.
  • Maintains preventive maintenance schedule and keeps daily log of preventive maintenance activities in CMMS (computerized maintenance management software) platform.
  • Collects facility asset data to support and maintain asset management program.
  • Maintains and may rebuild water pumps, air handling fans and related mechanical equipment.
  • Monitors and reports on work of contractors and outside vendors being used by the department.
  • Repairs and maintains kitchen appliances, ice machines, and laundry room equipment.
  • Completes small office space renovation projects.
  • Operates diesel/gas and electrical generators; operates a variety of tools and equipment including air compressors, gauges, and others.
  • Develops supply list needed for repairs; picks up parts from vendors.
  • Repairs drywall and paints walls as needed; performs woodworking and carpentry tasks.
  • Replaces and installs carpet, tile, base boards, flooring, and ceiling tile.
  • Responds to citizen and employee questions while working on projects.
  • Maintains records of work activities and materials used.
  • Installs, moves, and assembles office furniture and décor.
  • Maintains and repairs building envelope and drainage system.
  • Maintains and repairs fencing system and motorized gates.
  • Maintains awareness of safety precautions and equipment; attends training to maintain skills.
  • Provides training and guidance on building operations to new employees.
What You’ll Need

High School Diploma or GED and a minimum of one year of experience in mechanical and/or electrical trade skills and experience in building and facility maintenance trade skills.

Special Requirements

Possession of a valid North Carolina driver's license.
