Project Superintendent is the company representative and leader of every project. The image and performance of the company depends heavily on the daily decisions of this position. All field personnel on each project report directly to the Superintendent. Plan/spec reading, communication skills, working well with others, and planning ahead are absolutely critical. Profitability of each project is dependent on the Superintendent.
POSITIONRESPONSIBILITIES
- Maintain Project Schedule.
- Daily work planned ahead of time and instruction to employees, subs, vendors.
- Knowledge of building codes and OSHA requirements.
- Conduct regular safety-progress meetings and site inspections.
- Maintain safe, secure, clean, and organized paperwork/jobsite/work environment.
- Direction, training, and general management of all employees on the site. Notify Field Operations Manager of ongoing issues.
- Monitor performance of subcontractors, vendors, and employees.
- Control project budget to ensure profitability.
- Allocate resources, right labor on right task, take-off/order/return materials, direction of subs to accomplish the project goals. Ensures all backup invoices, receipts delivered to Controller.
- Communicate, coordinate, and document with the Project Manager to ensure owner requirements/project goals are being met (Scope, Quality, Schedule, Cost, Safety).
- Punchlist and Close-out phase down to the very last detail.
- Ensure equipment care and maintenance on site.
- Bachelor’s degree in Construction Management or equivalent is preferred but not required.
- Proven project management experience in a wide range of commercial projects, including restaurants, retail, and offices.
- Working knowledge of Procore or related software.
- Excellent computer knowledge of Microsoft Office and Microsoft Project.
- Construction or building/facilities management background.
- Excellent communication, organization, and negotiations skills.
- Strong leadership skills.
- Problem-solving skills.
- Ability to work in a fast-paced environment.
- A highly motivated, self-starter, and team player.
