Area Manager

ACC Management Group is seeking an experienced Community Manager with a strong background in property management and affordable housing to join our team. This support-focused role has no direct reports and serves two key functions across our portfolio: providing hands-on operational coverage and supporting the training and development of new team members. You'll step in to oversee operations at properties during absences, vacancies, and new lease-ups, while also helping onboard, train, and mentor new hires, to set them up for long-term success.

(Typical areas covered will be the Oshkosh, Appleton, and Green Bay, WI areas; pending business needs.)

The ideal candidate must have affordable housing program knowledge and be an adaptable, strong communicator who thrives in a fast-paced, changing environment. You'll work closely with our Regional Vice President and Regional Managers to ensure communities are well-run, residents and new hires are supported, and compliance standards are met.

* A company vehicle, along with business mileage reimbursement is included with this role, due to the required travel.

To oversee and assist at the property(s) with the day-to-day operations due to but not limited to absences, vacancies, or lease-ups. This position is where the staffing needs are at any given time and could include but is not limited to marketing/leasing, administrative, and overall office operations. Travel is a big requirement of this position and the ability to be flexible and adaptable as needed throughout the company.

This person will work closely with the Regional Vice President and the Regional Manager(s) to ensure all deadlines, goals, and expectations are being met on a routine basis.

Essential Duties

  • Ensure complexes and vacancies are ready for showings and move-in dates.
  • Effectively communicate property features and amenities to all prospects.
  • Answer questions to all prospects and potential applicants in a timely manner.
  • Conduct showings of vacant units to all interested prospects.
  • Greet all walk-in traffic during open office hours and attend to all needs, questions, or complaints.
  • Address resident concerns and all maintenance requests in a timely manner.
