Dutiesand Responsibilities
- Monitor, inspect, and maintain mechanical systems, equipment and controls to assure optimum efficiency and performance.
- Perform repairs and preventative maintenance on various systems, components and equipment.
- Provide startup, shutdown and operational service, calibration, and operational logs for heating and cooling equipment and associated components.
- Inspect, test and record results of emergency generators, automatic transfer switches, emergency lighting, exit lighting, smoke alarms and various life/safety systems.
- Perform minor plumbing and electrical repairs when directed.
- Keep equipment, tools and mechanical areas clean and orderly.
- Maintain detailed records on paper and in maintenance management software.
- Work a scheduled rotation with other mechanics to cover occasional alternative shifts, weekends, and holidays.
- Respond to emergency requests regarding HVAC and life/safety systems.
- Adhere to all safety procedures including lock‑out/tag‑out procedures, MSDS safety warnings, required personal protection equipment, and OSHA requirements. Advise supervisor of any unsafe work conditions or situations.
Skills and Abilities
- High school diploma
- Three years of experience in building equipment maintenance
- Valid driver’s license with a satisfactory driving record
KNOWLEDGE OF:
- Advanced principles of preventive maintenance, including cooling towers, water lines, steam lines, pneumatics, fluid use and levels, belts, tensioners, filters, and shaft alignment
- Heating, ventilation and air conditioning equipment and operation, including boilers, steam generators, steam traps, air handlers, terminal units, air conditioning units, exhaust fans, dampers, motors, actuators, etc.
- Advanced understanding of mechanical, electrical and plumbing systems operational principles, control strategies, and theory of operations for each.
- Advanced maintenance and operations of swimming pool filtration equipment, systems and chemical treatment
- Cooling and heating water treatment testing and equipment, maintenance, operations and adjustment
- Common federal, state and local codes and regulations pertaining to preventive maintenance of systems and equipment
- Occupational hazards and safety precautions of the trades. Must understand and follow safety procedures such as lock‑out/tag‑out, fall protection and use of personal protective equipment.
- A working knowledge of control systems strategies and layouts.
- Perform maintenance and repairs to mechanical, electrical and plumbing systems and building components
- Determine, procure and install parts and materials typically replaced in preventive maintenance activities
- Read and understand work orders, preventive maintenance tasks, checklists, equipment operations and maintenance manuals, specifications, material safety data sheets, equipment prints and diagrams, sketches, floor plans, and control sequences of operations
