We're looking for an experienced Maintenance Supervisor to lead the way at Amberwood Apartments a vibrant community of 70 apartment homes. You'll be the driving force behind keeping our property in top condition - safe, clean, efficient, and welcoming for every resident.

What You'll Do:

* Lead, motivate, and support your maintenance team to deliver fast, high-quality service.

* Take ownership of the day-to-day maintenance of our apartment homes and community spaces.

* Diagnose and repair HVAC systems, electrical and plumbing issues, appliances, and more.

* Ensure service requests are completed within 24 hours, with care and attention to detail.

* Proactively handle preventive maintenance to avoid surprises and costly repairs.

* Oversee groundskeeping and curb appeal - pressure washing, debris removal, and more.

* Maintain inventory, track expenses, and stay ahead of maintenance needs.

* Rotate on-call duties and assist with weekend/holiday coverage as needed.

* Ensure safety compliance with OSHA standards and SPM procedures.

* Be a partner and problem solver - working closely with residents, vendors, and office staff to keep everything running smoothly.

What You'll Bring:

* At least 3 years of property maintenance experience (supervisory or lead tech experience a plus)

* EPA HVAC Certification (required)

* Strong skills in HVAC, plumbing, electrical, carpentry, appliance repair, and pool maintenance

* Leadership mindset with great communication and team-building skills

* High standards for quality, safety, and customer service

* Physical ability to lift 50+ lbs and perform physically demanding tasks

* A valid driver's license, auto insurance, and reliable transportation
