OverviewThe main function of the Full Time Maintenance position is to maintain the appearance and upkeep of the manufactured home community, ensuring a clean and safe environment for residents.
In This Role You Will- Maintain landscaping around the clubhouse, including watering all grass and bushes.
- Conduct monthly manual water meter reads (typically 2–3 days).
- Deliver notices and communications to residents.
- Maintain landscaping of common areas such as mowing, weed control, and trimming around parks and outside the park.
- Conduct daily trash pickup throughout the community.
- Shovel ice from common areas during winter, including sidewalks and mailbox areas.
- Maintain the community pool to comply with health and regulatory standards.
- Insulate meter pits during winter.
- Respond to after‑hour calls for water and sewer emergencies.
- Troubleshoot water/sewer breaks and repair broken water meters.
- Conduct preventative maintenance work and follow‑ups on all maintenance and repair tasks.
- Conduct scheduled safety inspections.
- Establish strategies to meet workload demands on time.
- Perform all other duties as assigned.

- High School Diploma or equivalent.
- At least 2 years of maintenance experience.
- Strong knowledge of building trades, cleaning procedures, and maintenance.
- Solid understanding of health and safety regulations.
- Effective performance management and leadership skills.
- Great eye for detail and excellent communication and interpersonal skills.
- Comfortable working under pressure and meeting tight deadlines.
- Background check and drug screening clearance.
- Valid driver’s license required.
The position is primarily outdoors with a 40‑hour work week. Schedule may vary to accommodate community needs, including evenings or weekends. The Community Manager/Regional Manager will provide schedule details.
