Position SummaryThe Building Service Engineer performs a full range of independent skilled trades work and related tasks as required to maintain and/or modify building heating, ventilation, plumbing, electrical, mechanical, refrigeration, air conditioning, commercial kitchen, laundry, and water systems. Incumbents may provide instruction and lead direction to unskilled and semi‑skilled assistants.
Key Responsibilities- Operate and maintain HVAC systems and equipment, including testing, adjusting, calibrating, chemical treatment of boiler water, emergency repairs, and building automation diagnostics.
- Respond to service requests, fire alarms, elevators, power outages, flooding, and other emergencies outside regular hours; communicate incidents via oral and written reports.
- Perform routine maintenance, prioritize material requisitions, supervise contractor work, maintain a safe work environment, and service tools and equipment.
- Maintain and repair commercial kitchen equipment (fryers, grills, dishwashers, etc.) and campus owned laundry equipment.
- Drive to job locations, track time and materials, estimate costs, assist inventory, prepare reports, attend training, and perform emergency functions.
- Thorough knowledge of low‑pressure boilers, HVAC, refrigeration, and mechanical systems.
- Experience operating, maintaining, and repairing HVAC equipment; journey‑level skill in plumbing, pipe fitting, electrical, or air conditioning.
- Reading and interpreting blueprints, plans, and specifications; making rough sketches.
- Estimating cost, time, materials of mechanical work, maintaining records, and preparing standard reports.
- Providing instruction to assistants; responding to emergencies; working independently under general supervision.
- Proficiency with building control systems, including pneumatic and DDC controls, and energy management software.
- Use of Microsoft Office, Google Suite, tablets, and communication devices.
Two years of journey‑level experience in the operation, maintenance, and repair of boiler, heating, ventilating, refrigeration and air conditioning equipment and systems, or the equivalent combination of formal coursework and hands‑on experience.
Preferred Qualifications- Experience in a school, university or institutional environment.
- Working knowledge of JCI Metasys & MUI.
- EPA 608 certification or ability to obtain.
- Valid California driver's license with a safe driving record.
Full‑time, non‑exempt status, 12‑month pay plan with one‑year probationary period.
