Assistant Community Manager – The Assistant Community Manager co‑leads the day‑to‑day operations of an assigned community, managing team members, daily activities, and community resources to achieve budgeted financial and operational goals while ensuring compliance with CS Living policies, Fair Housing, ADA, FCRA, and other applicable regulations.
Primary Responsibilities- Ensure timely rent and fee collection, post deposits, and assist in preparing monthly financial status reports.
- Oversee leasing processes: approve applications, renew leases, conduct periodic inspections, enforce notice requirements, execute evictions, and collect late fees as stipulated in lease agreements.
- Collect delinquent monies and manage delinquencies according to CS Living policy to meet or exceed delinquency KPIs.
- Maintain the RADIX market survey, support short‑ and long‑term marketing and leasing strategies to achieve occupancy and revenue goals.
- Promote resident satisfaction and retention by responding promptly to complaints and requests, and addressing service issues.
- Ensure the maintenance team meets company standards for completing resident service requests.
- Conduct regular community inspections to maintain safety, cleanliness, and overall appearance of grounds, buildings, and amenities.
- Prepare various accounting, financial, administrative reports and perform additional duties as assigned.
- High School diploma, GED, or related experience and/or training.
- Demonstrated management and supervisory skills, including hiring, leading, evaluating, and managing team members.
- Strong written, verbal, and legal document communication skills.
- Proficiency in word processing, spreadsheet, and database management tools.
- Proficiency in community management software (preferably Yardi or equivalent).
- Mathematical skills for basic arithmetic, percentages, and financial record keeping.
Monday‑Friday schedule with rotating weekends; hours may vary to meet community business needs.
Work LocationOnsite at Westbury Creek Apartment Homes (222 Boy Scout Rd, Augusta, GA 30909). Team members work in an office environment and may be exposed to outdoor elements; routine local travel may be required.
