Groundkeeper - Villa Del Mar

At J Street, Maintenance Support helps create the first impression residents, prospects, and guests experience every day. This role keeps the community clean, welcoming, and ready—from the grounds and amenities to common areas, models, and apartment homes.

Whether your primary focus is groundskeeping, porter duties, housekeeping, or a combination based on the needs of the community, you’ll work closely with the Service Team to protect the property, support apartment readiness, and help deliver a resident experience we can be proud of.

Maintenance Support positions may vary by community based on property size, staffing structure, and operational needs. Team members may be assigned primarily to one area or support a combination of responsibilities.

Focused primarily on exterior appearance, grounds, breezeways, trash areas, amenities, and overall curb appeal.

Focused primarily on the cleanliness and presentation of the leasing office, clubhouse, amenities, common areas, models, and apartment homes.

Provides broader support to the Service Team, including apartment turns, make-ready assistance, cleaning, painting, caulking, and other light maintenance or property-upkeep responsibilities.

Regardless of primary assignment, every Maintenance Support team member plays an important role in creating a community that is clean, welcoming, safe, and ready for our residents.

• Maintain clean, attractive community grounds through trash pickup, sweeping, pressure washing, debris removal, and routine curb-appeal work.
• Monitor and empty trash receptacles and pet-waste stations and address visible cleanliness concerns throughout the community.
• Support landscaping and seasonal property needs through watering, mulching, raking, and other assigned tasks, as needed..
• Help keep pool areas, fitness centers, amenities, breezeways, parking areas, and other shared spaces clean, organized, and safe.

• Clean and maintain the leasing office, clubhouse, restrooms, laundry rooms, mail areas, storage spaces, and other shared areas as assigned.
• Help ensure models, vacant apartments, and move-in homes are clean, presentable, and ready for residents and prospects.
• Complete light cleaning and touch-up work with attention to detail and pride in the finished result.

• Assist with apartment make-readies and turnover preparation, including cleaning, painting, caulking, and other light maintenance tasks within training and assigned responsibilities.
• Safely use cleaning equipment, landscaping tools, and basic maintenance tools appropriate to the role.
• Report safety hazards, property damage, needed repairs, or recurring concerns promptly to the Service Director or appropriate supervisor.

• Follow J Street safety procedures and use cleaning products, equipment, tools, and required personal protective equipment appropriately.
• Support compliance with applicable OSHA requirements, Fair Housing requirements, and company policies and procedures.
• Use supplies and property resources responsibly and help maintain organized work and storage areas.

• Work collaboratively with the Service Director, Service Technicians, Community Director, and onsite team to keep the community safe, clean, and well maintained.
• Interact professionally and courteously with residents, prospects, vendors, and teammates.
• Bring urgency, reliability, and follow-through to assigned work and help the team respond to changing community priorities.

• High school diploma or equivalent preferred.
