The Maintenance Technician supports the Service Manager and Assistant Service Manager in maintaining the physical integrity of the community. This role is responsible for performing a wide range of maintenance tasks including preventative, corrective, emergency, and cosmetic repairs while ensuring apartment homes and community spaces meet company standards and resident expectations.

Key Responsibilities- Perform routine, preventative, and emergency maintenance in accordance with company policies and industry standards, acting with purpose to ensure quality and efficiency
- Complete service requests promptly and professionally, putting residents first and delivering an exceptional customer experience
- Prepare vacant apartment homes for new residents by completing inspections and all necessary make‑ready repairs in a timely manner
- Diagnose and repair HVAC, plumbing, electrical, appliance, and general building systems
- Coordinate and monitor work performed by third‑party vendors and contractors to ensure quality, safety, and alignment with company standards
- Maintain a clean, organized, and safe maintenance shop, while supporting sustainable practices such as proper material usage and waste reduction
- Conduct regular inspections of community buildings, grounds, and systems to proactively identify maintenance needs and safety concerns
- Ensure compliance with all safety standards, building codes, and company policies
- Respond to after‑hours emergency calls as part of a rotating on‑call schedule
- Collaborate with team members to cultivate a positive work environment and elevate team performance
- Continuously seek opportunities for learning, improvement, and professional growth
- Minimum of 2 years of maintenance experience, preferably in multifamily or residential property management
- HVAC certification preferred or ability to obtain
- CPO (Certified Pool Operator) certification or ability to obtain
- Strong working knowledge of general maintenance (HVAC, plumbing, electrical, appliances)
- Excellent customer service and communication skills with a “people first” mindset
- Ability to multitask, prioritize, and work independently while acting with accountability and purpose
- Basic computer proficiency (work orders, property management systems)
- Valid driver’s license
- Availability for rotating weekends and on‑call emergency maintenance
Physical Requirements
- Lifting & Carrying: Ability to regularly lift and carry up to 50 pounds; team assistance or mechanical support may be required for heavier items (50–100+ pounds)
- Mobility & Stamina: Ability to stand, walk, bend, stoop, kneel, and crawl for extended periods throughout the workday
- Agility & Positioning: Ability to work in confined or awkward spaces, including crawlspaces, under equipment, or in kneeling or crouched positions
- Climbing: Ability to safely climb ladders and stairs, including accessing rooftops and elevated areas for maintenance tasks (e.g., HVAC systems)
- Manual Dexterity: Frequent use of hands and fingers to operate tools, equipment, and controls with precision
- Environmental Conditions: Ability to work in a variety of environments, including exposure to heat, cold, noise, humidity, dust, and chemicals
- Strength & Endurance: Ability to push, pull, and maneuver equipment, materials, and tools as required for maintenance tasks
