Maintenance Technician II
The Maintenance Technician II (Industrial Maintenance Mechanic / Facilities Technician) maintains, troubleshoots, and repairs production equipment and facility systems to ensure safe, reliable, and efficient operations. This role supports both industrial machinery and building infrastructure, including mechanical, electrical, HVAC, plumbing, and structural elements, with a strong focus on preventive maintenance and minimizing equipment downtime while maintaining compliance with safety standards.
Responsibilities
- Perform preventive maintenance on production equipment such as conveyors, motors, pumps, and gearboxes to improve reliability and extend equipment lifespan.
- Troubleshoot and repair mechanical, electrical, hydraulic, and pneumatic systems to quickly restore equipment to safe operating condition.
- Inspect machinery using testing devices and diagnostic tools to accurately identify malfunctions and determine appropriate corrective actions.
- Disassemble, repair, and reassemble equipment components as needed to resolve mechanical and electrical issues.
- Install, align, and test new machinery and equipment to ensure proper operation and integration with existing systems.
- Maintain and repair building systems, including HVAC, electrical, plumbing, and lighting, to support a safe and efficient facility environment.
- Perform general facility repairs such as carpentry, painting, doors, walls, flooring, and roofing to keep the building in good condition.
- Troubleshoot facility-related issues, including air handlers, filters, and building controls, to maintain consistent and safe operations.
- Support facility upgrades and renovations by assisting with equipment moves, system improvements, and coordination with contractors.
- Use hand tools and power tools safely and effectively for maintenance, repair, and installation tasks.
- Perform cleaning and general maintenance tasks around equipment and facility areas to maintain a safe and orderly work environment.
- Work with industrial control systems, including PLC-controlled equipment and automation systems, to support equipment functionality and reliability.
- Monitor and maintain boilers, dryers, dry cleaning machines, and conveyor systems commonly found in the warehouse environment.
- Document maintenance activities and communicate equipment status to ensure alignment with operational and safety requirements.
Essential Skills
- Proven experience in mechanical troubleshooting and repair, with the ability to diagnose and resolve equipment issues to minimize downtime.
- Hands-on experience with industrial maintenance, including production equipment such as conveyors, motors, pumps, and gearboxes.
- Strong knowledge of electrical systems, including 3-phase power, motors, electrical maintenance, and electrical troubleshooting.
- Experience working with HVAC systems, including air handlers and filter changes, to support facility climate control.
- Knowledge of hydraulics and pneumatics and their application in industrial equipment and fluid power systems.
- Experience with preventive maintenance programs to improve equipment reliability and extend component life.
- Familiarity with PLC controls, PLC troubleshooting, and automation systems, including experience with Allen-Bradley equipment.
- Ability to maintain and repair building systems, including plumbing, lighting, and general facility maintenance.
- Proficiency with hand tools and power tools used in maintenance and repair activities.
- Strong problem-solving skills and attention to detail, with the ability to quickly identify issues and implement effective solutions.
- Ability to work safely around boilers, dryers, dry cleaning machines, and conveyor systems in an industrial warehouse setting.
Additional Skills & Qualifications
- Experience in facility management and facilities maintenance, including coordination of repairs and upgrades.
- Background in carpentry, drywall, painting, and general building maintenance for doors, walls, flooring, and roofing.
- Familiarity with boiler systems and their maintenance in an industrial environment.
- Experience with industrial cleaning and general maintenance tasks to support a safe and organized workspace.
- Exposure to automation environments and industrial controls beyond basic electrical systems.
- Comfort working with lighting systems, including troubleshooting and repair of fixtures and controls.
