Director, Asset Management

Overview

Greystar, the largest rental housing operator and developer in the United States, is seeking a Director of Asset Management to lead strategic asset initiatives in Arlington, Virginia. This full‑time role reports to the regional leadership and collaborates closely with development and investment teams.

• Lead initiatives, activities, and strategies by researching, analyzing, and identifying new investment opportunities; contact and meet with potential clients, prepare and present financial proposals, and oversee the take‑over and transition of new properties acquired or developed.
• Maintain and manage client equity relationships, provide detailed reports, market updates, and financial analysis, and act promptly to address client concerns and satisfaction surveys.
• Develop market and asset reviews to evaluate operational and financial results, discuss challenges, and present recommendations for value enhancement.
• Ensure portfolio compliance with debt and equity providers, provide reports to investment committees and equity partners, and monitor performance through DCF modeling.
• Measure, evaluate, and report portfolio performance against budget and investment proforma; manage cash flow and recommend capitalization strategies.
• Review market, economic, and capital trends, prepare and deliver presentations to investment committees, and help formulate long‑term disposition and exit strategies.
• Lead revenue‑enhancing and expense containment programs at the property level; monitor resident satisfaction and turnover, and identify operational improvements.
• Coordinate with Development and Construction on asset delivery, warranty items, and capital improvement initiatives.
• Lead and evaluate a team of direct reports, including Analysts, Associates, and Managers as required.

• 6+ years of experience in real estate finance.
• Bachelor’s degree in Finance, Business, Real Estate, Economics, or a related field.
• Experience supporting development projects throughout the entire lifecycle.
• Strong verbal and written communication skills and interpersonal abilities.
• High proficiency in real estate underwriting, finance concepts, and quantitative analysis.
• Experience monitoring departmental progress and improving systems to drive results.
• Ability to promote a customer‑centric culture and provide seamless service.
• Leadership experience, vision setting, and team development.
• Knowledge of market dynamics within the assigned region.
