Maintenance Assistant – 525 14th Street (Union, 10pm‑6am, Tuesday‑Saturday) Who We Are

The maintenance assistant is an entry‑level position that performs general building maintenance tasks and assists mechanics and engineers with maintenance of mechanical, electrical, and plumbing systems and equipment. The role receives general supervision from the Chief Engineer or other designated authority.
What You’ll Do- Assist engineers and mechanics with the operation, maintenance, and repair of all mechanical, plumbing, electrical, life safety systems, and other equipment in assigned properties.
- Perform preventive and reactive equipment maintenance by company standards and manufacturers’ specifications and document actions with the service request system.
- Quickly respond to and resolve tenant and property management service requests and document actions with the service request system.
- Perform general building maintenance and repairs including re‑laminating, plumbing, locksmithing, and painting equipment, mechanical, related spaces, and other minor spot and touch‑ups.
- Conduct periodic inspections of mechanical, common and vacant spaces, and appurtenances; maintain these areas in a clean, operational, orderly, and safe condition.
- Respond to alarms and incidents of any nature, provide assistance, and identify recurring issues for follow up and correction.
- Ensure that required documentation, operating logs, and maintenance forms are completed accurately, clearly, and maintained in company compliance books, paper files, and electronic systems.
- Comply with and enforce policies from the employee handbook, operations manual, safety guidelines, and accepted company practices.
- Perform other duties, complete special projects, and carry out tasks efficiently and timely.
- Be available for overtime, weekend and holiday work on a scheduled, short‑notice or emergency basis.
- Carry and utilize company‑issued communication devices for emergency response and daily communication.
- High School Diploma or GED.
- Ability to manage time and supplies efficiently.
- Strong analytical and problem‑solving skills; ability to work independently and on a team.
- Proactive contributor with ideas to improve operations.
- Ability to read, understand, and execute written and oral instructions in English; basic arithmetic proficiency.
- Flexibility to respond after normal hours and to urgent building issues.
- Sound judgment, quick follow‑through, and keen attention to detail.
- Ability to work under pressure, manage concurrent tasks, and adapt to rapid priority changes.
- Maintain a composed, friendly demeanor and professional appearance.
- Effective interpersonal skills and confident, positive communication with customers, employees, visitors, and vendors.
- Self‑directed, self‑motivated, with initiative to learn and understand.
- Reliable, punctual, and dependable with excellent attendance; willing to respond to callbacks and work overtime as needed.
- Tenant may require additional background screening and/or documentation.
- Certification as a CFC Universal Technician from an EPA‑approved program.
- At least 1 year of general building trades experience.
- Experience processing service requests and/or preventive maintenance requests with a computerized maintenance management system.
- Basic knowledge of hand and small power tools, familiarity with machinery, and fundamentals of electricity.
- Mechanical aptitude demonstration.
- General knowledge of safe work practices and OSHA regulations; OSHA 10 training.
