Job Summary

Job Description Summary
This position supports the Sr. Facilities Manager in the day‑to‑day maintenance, repair, and efficient operation of all building systems and equipment on behalf of the client. The Engineer will accurately perform timely routine operation, inspection, maintenance, and repairs of HVAC, mechanical, electrical, and plumbing equipment, and systems in assigned facilities to achieve efficient operating results and life expectancy. It includes HVAC, boiler, heating, refrigeration, water, and energy systems to ensure effective operation of the client facility.

The role assures equipment is maintained energy‑efficiently and safely, reduces downtime, and maintains records of past operating experiences. Inspections and repairs are performed in interior and exterior areas, including walls, flooring, fixtures, roofing, lighting, etc.

Responsibilities
  • Ensure ongoing preventive maintenance and repair work orders on facility mechanical, electrical, lighting, and other installed systems, equipment and other components.
  • Maintain, operate, and repair HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned client buildings.
  • Perform major HVAC repairs including compressor, condenser, evaporator coil replacements.
  • Perform major plumbing replacements including domestic water piping, steam trap repairs, sewage line repairs, bathroom fixture repairs.
  • Perform electrical repairs including running and bending conduit, pulling cables, performing electrical panel maintenance, electric motor maintenance, and predictive maintenance using a megger on motors and compressors.
  • Perform assigned facility inspections and due diligence efforts, reporting on as‑found conditions impacting satisfactory client occupancy and operations.
  • Respond effectively to all emergencies; may require light travel during emergency events.
  • Operate, maintain, and repair boilers, heaters, pumps, valves, and lines distributed steam or heated/processed water.
  • Operate, maintain, and repair refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, float valves, and all refrigerant lines and devices used to control temperature.
  • Operate, maintain, and repair pumps handling water or other secondary refrigerating liquids with all associated valves, appurtenances, and lines.
  • Operate, maintain, and repair air compressors with distribution lines and related valves and devices for air control.
  • Operate, maintain, and repair water filters, softeners, piping, and pumps used with water distribution, including all sinks, toilet bowls, supply lines, drains, water lines, control devices, and sprinkler systems.
  • Operate, maintain, and repair all types of electric motors and engines used to power pumps, compressors, and fans.
  • Maintain elevators except where specialized contractors service and maintain them.
  • Operate, maintain, and repair building automation systems for HVAC, including consoles, data gathering panels, remote sensors, and indicating devices.
  • Operate, maintain, and repair sanitary sewer systems, and sump pumps including basins, water closets, urinals, and piping.
  • Maintain and repair trash compactors, including electrical and hydraulic systems.
  • Maintain and repair all kitchen equipment excluding tenant‑owned equipment.
  • Maintain stock and inventory control.
  • Recommend improvements to the preventive maintenance program on an ongoing basis.
  • Compile and submit monthly reports to inform the management team of current building operations.
  • Study and become familiar with equipment in assigned client locations and the methods required for proper usage, including building automation systems, fire/life safety systems, and other building‑related equipment.
  • Identify danger and safety hazards and propose methods to eliminate them or use the correct PPE.
  • Comply with all applicable codes, regulations, government agencies, and company directives related to building operations and safe work habits.
