Job Description SummaryLocal 10 Mobile HVAC Engineer - responsible for ensuring the operation and maintenance of building mechanical, electrical, lighting, plumbing, and HVAC systems in assigned client properties.
Responsibilities- Ensure ongoing preventive maintenance and repair work orders on facility mechanical, electrical, lighting, and other installed systems.
- Maintain, operate, and repair HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior and exterior repair, and related grounds for assigned client buildings.
- Perform major HVAC repairs including compressor replacement, condenser and evaporator coil replacement, and other component replacements.
- Perform major plumbing replacements including domestic water piping, steam trap repairs, sewage line repairs, and bathroom fixture repairs.
- Perform electrical repairs including running and bending conduit, pulling cables, panel maintenance, electric motor maintenance, and predictive maintenance using a megger on motors and compressors.
- Conduct assigned facility inspections and due diligence efforts, reporting as-found conditions that impact client occupancy and operations.
- Respond effectively to all emergencies and may require light travel during emergency events.
- Operate, maintain, and repair boilers, heaters, pumps, valves, and lines used in steam and heated water distribution.
- Operate, maintain, and repair refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, float valves, and all related refrigerant lines and devices.
- Operate, maintain, and repair pumps handling water or secondary refrigerating liquids together with all valves, appurtenances, and lines.
- Operate, maintain, and repair air compressors, distribution lines, and all valves and devices for air control.
- Operate, maintain, and repair water filters, softeners, piping, and pumps used in water distribution, including all supply lines, drains, water lines, control devices, and sprinkler systems.
- Operate, maintain, and repair all types of electrical motors and engines used to power pumps, compressors, and fans.
- Maintain elevators except where service is performed by specialized contractors.
- Operate, maintain, and repair building automation systems for HVAC, including consoles, data gathering panels, remote sensors, and indicating devices.
- Operate, maintain, and repair sanitary sewer systems and sump pumps, including basins, water closets, urinals, and piping.
- Maintain and repair trash compactors, including electrical and hydraulic systems.
- Maintain and repair all kitchen equipment excluding tenant-owned equipment.
- Maintain stock and inventory control.
- Recommend improvements to the preventive maintenance program on an ongoing basis and compile monthly reports to inform management of current building operations.
- Study building equipment and methods to ensure proper use for required daily client activities, including building automation systems and fire/life safety systems.
- Recognize danger and safety hazards and propose methods to eliminate them or use the correct PPE.
- Comply with all applicable codes, regulations, governmental agencies, and company directives related to building operations and safe work habits.
- Maintain all Federal, State, or Local licenses required for assigned locations.
- Complete all required C&W Safety Training as scheduled annually.
- Comply with C&W Uniform Dress Code while working and maintain a neat and clean appearance during all working hours.
- General Maintenance tasks may include but are not limited to:
- Repairs on toilet facilities including soap dispensers.
- Repairs on registers and radiators.
- Replacement of lamps and cleaning of light fixtures.
- Removing ceiling tile.
- Minor repairs on furniture and floors.
- Maintaining and/or replacing door hardware.
- Repair of floor maintenance equipment and Venetian blinds.
- Painting in equipment rooms, cooling towers, and other building facilities.
- Assist in the replacement of filters in the HVAC equipment.
- General cleaning in mechanical spaces and perimeter induction units.
- Cleanup of equipment in the engine room and shop.
- Miscellaneous handyman work requiring limited use of hand tools.
- Replace fire extinguishers when needed.
- Other assigned operational tasks may be typically expected of the Building Engineer role.

A High School Diploma or GED Equivalent is required. Graduate of an apprentice program or trade school is preferred.
Years of Relevant ExperienceMinimum of four (4) years of technical experience in all aspects of building engineering with a strong background in HVAC equipment, plumbing, electrical, equipment repair and maintenance, and overall system design and application.
