Role Summary
The Commissioning Engineer III is responsible for Level 1-5 commissioning of base building systems, security systems, life safety systems, Electrical, Mechanical, and EPMS/BMS systems of a Data Center environment. The role will oversee, document, and track commissioning activities, including testing and validation of connectivity, network infrastructure, security, life safety, building subsystems, transformers, electrical switch gear, UPS, STS, PDU, chillers, water loops, cooling distribution equipment, electrical power monitoring systems, and building automation systems.
The role also serves as project manager and liaison to a third‑party commissioning agent. Work may include nights, weekends, and an estimated 75% travel across the U.S.
- Assist in all site construction activity and installations, coordinating with QTS Development Team and external resources to ensure design, installation, and testing adhere to operational standards.
- Develop comprehensive commissioning plans for all system levels, including connectivity, network, security, life safety, subsystems, electrical, mechanical, and automation components.
- Conduct thorough commissioning activities, ensuring all systems are installed, tested, and validated according to industry standards and client specifications.
- Identify, track, and resolve issues during commissioning, working closely with the project team to resolve technical challenges and provide feedback to program management.
- Create and review detailed commissioning documentation, including test procedures, reports, and as‑built documentation, ensuring accuracy and completeness.
- Witness testing of all equipment during commissioning and validate operational documentation.
- Collaborate with cross‑functional teams, ensuring seamless integration of systems during the commissioning phase without impacting operational portions of the campus or building.
- Implement quality control measures to meet regulatory requirements and industry best practices.
- Develop and test site‑specific SOPs, MOPs, and ERP in coordination with facilities operations.
- Provide training to end‑users and maintenance personnel on operation and maintenance of commissioned systems.
- Use the Change Management Process for preventative and corrective maintenance, commencing and completing maintenance with required documentation using QTS processes and software.
- Bachelor's degree in Construction Management, Project Management, Computer Science, or a related field or equivalent experience.
- Seven or more years of experience in data center engineering, commissioning, project management, or equivalent.
- Background in building maintenance, CCTV, access control, network, telecom, and/or fire detection/suppression systems.
- Ability to travel to other data center locations as required.
- Proficiency with MS Office Suite.
- U.S. citizenship required by law due to federal customer contracts.
- Firm understanding of mechanical and electrical equipment, systems, and design related to data centers.
- Knowledge of electricity and medium to low voltage distribution systems.
- Experience with emergency backup systems (generators, UPS, battery backup).
- Experience with mechanical cooling solutions (chillers, CRAH, CRAC, pumps, heat exchangers).
- Knowledge of equipment operation and maintenance, single‑line drawings, critical scripted work, and sequence of operations.
- Analyze operations of various systems, determine causes of problems, and take corrective action.
- Acquire and apply job‑related knowledge within guidelines and expectations.
- Develop solutions and create technical plans on projects.
- Strong written, verbal, and interpersonal skills.
- Work effectively in a team environment.
- Computer skills and familiarity with MS Office, Outlook, and web‑based applications.
- Ability to lift up to 50 lbs regularly, with heavier loads requiring assistance or lifting aids.
