Description

Maintenance role at Evergreen Real Estate Group. This position is primarily responsible for maintaining the physical integrity of the community, ensuring a safe and secure living environment for residents, visitors, and staff. Responsibilities include anticipating, identifying, and correcting problems involving the property and implementing procedures to prevent issues.

Responsibilities
  • Performs maintenance and repair tasks personally or delegates to maintenance and/or janitorial staff.
  • Oversees and occasionally inspects work performed by staff.
  • Manages the work order system for handling resident service requests and corrects situations within 24 hours when possible.
  • Ensures all make-ready repairs and services are completed correctly and on schedule.
  • Schedules maintenance personnel with the Property Manager to cover emergencies, 24/7.
  • Troubleshoots maintenance problems and makes recommendations for correction.
  • Procures bids for outside contractors or repair vendors and monitors the work completed.
  • Assigns and documents resolutions to work orders.
  • Provides information for work order status reports, capital improvements, and major repairs.
  • Reviews maintenance-related contracts with the Property Manager and maintains records of contract dates and cancellation requirements.
  • Reports major repairs and requisitions to the Property Manager prior to expenditures.
  • Assists in keeping grounds neat and free of litter; performs yard as warranted.
  • Keeps aware of the condition of physical property and corrects unsafe conditions immediately.
  • Maintains records for preventive maintenance, work orders, expenditures, and apartment make-ready status.
  • Reviews and updates routine and preventative maintenance schedules.
  • Schedules and performs routine maintenance on equipment; maintains tool inventory and spare parts.
  • Conducts safety meetings, maintains HAZCOM standards, and keeps MSDS sheets current.
  • Maintains knowledge of laws and EPA/OSHA regulations governing hazardous materials.
  • Assists in safety monitoring and coordination, including hazardous materials and workplace safety.
  • Encourages a safety-first attitude among staff and all employees.
  • Instructs staff on proper use of safety items and equipment.
  • Performs work area cleanup and safety-related duties.
  • Coordinates with the Property Manager to hire/terminate, supervise, coach, and discipline maintenance/janitorial staff.
  • Conducts new hire orientation and supports ongoing development and training.
  • Establishes expectations and evaluates staff performance.
  • Ensures proper staffing coverage and prepares schedules.
  • Coordinates payroll-related aspects for maintenance/janitorial staff.
  • Assists Property Manager with HR-related tasks and policies.
Attendance

Must be punctual and timely in meeting all performance requirements, including attendance standards, deadlines, and work breaks where applicable.
