GENERAL MAINTENANCE EMPLOYEE I

JOB TITLE:

GENERAL MAINTENANCE EMPLOYEE I FACILITIES AND MAINTENANCE DEPARTMENT GENERAL STATEMENT OF JOB Under general supervision, performs semi- skilled task in an effort to ensure the safe and efficient operation of fixtures, apparatus, and other elements in the trade area and to properly maintain and repair school facilities. Examples of work include building and repairing frameworks, masonry, concrete, and grading. Work also includes repairing roof and ceilings, doors, walls, cabinets, furniture, and floor tiles.

Work involves performing potentially hazardous tasks such as erecting scaffolds and ladders. The employee is given specific instructions for work to be done and a higher level employee is generally available to assist in solving any problems that may arise. Follows general leadership of General Maintenance Foreman on difficult procedures.

SPECIFIC DUTIES AND RESPONSIBILITIES ESSENTIAL JOB FUNCTIONS Erects, moves, and works from lifts, scaffolding and ladders; attends to the need for safety precautions. Assist in the installing and repair of various roof materials such as metal, EPDM, TPO, shingles and tar/ built ups. Assist in the installation and repair of drop-in acoustic ceilings. Assists in building and repairing decks, steps, and ramps using pressure treated lumber.

Assists in repairing or replacing concrete floors, walks, masonry and mortar joints. Assists in the repair of drywall and moving or altering non-load bearing walls. Assists in installing and repairing cork boards, maker boards, and signage. Assists in making and repairing shelving and furniture. Assists in installing and repairing wall tile and floor covering. Assists in installing and repairing restroom stall partitions.

Performs storm cleanup as needed. Assists in installing and repairing glass as needed. Performs locker repairs. Assists in maintaining stone driveways and parking areas. Assist in excavating, grading and lawn seeding. Gathers material to be used. Measures and marks materials for cutting. Cuts and drills wood and other materials using hand and power tools. Joins materials with nails, screws, or glue.

Checks accuracy of work with level, ruler and measuring tape. Cleans and maintains equipment, tools, and supplies. Request, maintain and is responsible for the inventory and accountability of material, tools, repair parts and equipment assigned and issued for use. Responsible for having a general working knowledge ofthe departments work order system and the document flow associated with the system. Must have general knowledge of all department operating procedures to include but not limited to the work order procedures, credit card procedures, and other departmental procedures developed and implemented.

Responsible for ensuring assigned automotive equipment is operated and maintained as properly outlined in applicable district's procedures.

ADDITIONAL JOB FUNCTIONS Performs other related work and duties as assigned by supervisor.

MINIMUM TRAINING AND EXPERIENCE High School diploma or equivalent and 1 to 2 years of experience in building maintenance; or any equivalent combination of training and experience which provides the required knowledge, skills and abilities.

SPECIAL REQUIREMENT Possession of a valid driver's license issued by the NC Department of Motor Vehicles and must maintain a safe driving record. Must have or be able to obtain a Class "A" commercial driver's license issued by the NC Department of Motor Vehicles.

MINIMUM QUALIFICATIONS OR STANDARDS REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS

Physical Requirements:

Must be physically able to operate a variety of machinery, tools and equipment including tractors, skid steers, scissor lift, fork lift, table saw, radial arm saw, drill press, hammer, saws, planer, ladders, tape measure, level, etc. Must be physically able to operate a motor vehicle (i.e., service trucks, vans or dump trucks (possibly pulling trailers)).
