Job Responsibilities:The Senior Development Manager shall demonstrate a high level of experience in the construction management process while demonstrating integrity through principled leadership and sound business ethics. This individual understands how to develop and maintain positive relationships that result in long-term partnerships with our clients, general contractors, and other associated consultants. The Development Manager excels at consistent and accurate communication with all parties involved in the project process.
The individual will be the on-site representative of the CYMCOR team with a focus on how our services fit within the clients’ goals and expectations.
- Serves as the dedicated onsite CYMCOR, a Limbach Company, representative.
- Directly manages, mentors, and develops the onsite CYMCOR, a Limbach Company, team member(s) as applicable.
- Openly communicates, attends meetings, and presents Company services to key stakeholders, whether onsite or in executive oversight positions.
- Works collaboratively with a diverse team to meet deadlines, provide solutions, and deliver concise reports as applicable to the scope of services.
- Acts as a proactive liaison between the Client, Contractor, and other Consultants.
- Directly manages the overall change management/cost control process, including:
- Project budget setup
- Project buyout oversight
- Analysis of potential change events, with recommendations in the best interest of the Client
- Comprehension of Owner-Contractor Agreements.
- Reviews and provides recommendations regarding complex construction situations, including adherence to contractual obligations, timely notifications, schedule impacts, unforeseen conditions, and design issues.
- Promotes positive relationships between CYMCOR, a Limbach Company, and key project stakeholders.
- Drives continuous services and process improvement.
- Leads weekly cost meetings with the Client and Project Team.
- Bachelor’s Degree in a construction-related field or equivalent.
- 5+ years of commercial construction and/or development experience.
- Ability to comprehend, evaluate, and communicate complex cost issues.
- Demonstrated ability to engage in effective collaboration, communication, and negotiation.
- Strong analytical/problem-solving skills and attention to detail.
- Efficacy in managing competing priorities in a fast-paced environment.
- Ability to work as a team player with a diverse team of stakeholders.
- Ability to effectively lead in person and/or virtually.
- Must have a valid driver's license.
- Must have a driving record compliant with the Company's policies and MVR requirements, and consent to ongoing driving record monitoring by the Company.
- Maintains appropriate Company confidentiality at all times.

- This position operates primarily in an office environment, and routinely utilizes standard office equipment, such as computers, phones, copiers, and printers.
- Work tasks may occasionally necessitate travel to local job sites, which means intermittent exposure to the conditions typically associated with a construction site.
- In performing the duties of this job, the incumbent is regularly required to talk, hear, perform repetitive motion, and possess an appropriate degree of both visual acuity and manual dexterity.
- This is considered a light work position, which means possible exertion of up to twenty (20) pounds of force occasionally, and/or up to ten (10) pounds of force frequently, and/or a negligible amount of force constantly to lift, carry, push, pull, or otherwise move objects.
