Salary: $90,000 - $110,000 annually

Timberline Construction Group is seeking an experienced Residential Reconstruction Operations Manager to lead high-volume residential reconstruction operations throughout the Asheville and Western North Carolina area
.
This is not a traditional single-site construction management role.
The right candidate must have a strong background specifically in residential reconstruction
, including demolition, site preparation, rebuilds, inspections, closeout, and warranty. We are seeking someone who has successfully overseen a portfolio of 20+ active residential reconstruction sites at one time and understands how to keep multiple projects moving simultaneously while maintaining control of schedule, cost, quality, documentation, and field execution.
This individual must also be highly tech-savvy and comfortable using construction management systems, digital reporting tools, Microsoft 365, electronic documentation, project tracking platforms, photos, schedules, and other technology used to manage a large multi-site reconstruction portfolio.
You will take ownership of residential reconstruction projects from demolition and site preparation through vertical reconstruction, final punch, closeout, and warranty

This is more than managing homes. You will lead a complex, fast-moving reconstruction operation where strong field leadership, technology, organization, accountability, and decision-making directly impact the communities we serve.
What You'll Lead- Lead the complete residential reconstruction lifecycle, including demolition, site preparation, vertical reconstruction, inspections, punch, closeout, and warranty
- Manage a portfolio of approximately 20-40 active residential reconstruction sites
- Direct field teams, superintendents, subcontractors, vendors, and reconstruction activities across multiple locations
- Ensure scopes are clear, constructible, properly sequenced, and executed according to project and program requirements
- Maintain visibility and control over schedule, cost, quality, documentation, and reconstruction progress across the entire portfolio
- Build and manage comprehensive reconstruction schedules and operational plans
- Identify and remove preconstruction and reconstruction bottlenecks involving plan reviews, permitting, approvals, resubmittals, inspections, and construction starts
- Coordinate demolition, reconstruction sequencing, subcontractor mobilization, material availability, municipal inspections, and turnover
- Anticipate delays and resolve field issues before they impact the overall reconstruction schedule
- Maintain strong operational control across multiple reconstruction projects at different stages of completion
- Utilize construction management software and digital systems to track project schedules, costs, site progress, documentation, inspections, photos, punch items, and closeout
- Maintain accurate and timely electronic project records across a large reconstruction portfolio
- Use technology to identify delays, monitor milestones, communicate project status, and improve operational visibility
- Prepare and review digital reports for clients, leadership, field teams, and program stakeholders
- Comfortably navigate multiple systems and platforms while maintaining accurate, organized project data
- Continuously look for ways to use technology to improve communication, efficiency, tracking, and reconstruction performance
- Lead estimating, budgeting, and cost-control efforts for residential reconstruction projects
- Monitor subcontractor costs, pay applications, change orders, and budget variances
- Track reconstruction milestones, billing cycles, and financial performance
- Drive projects toward successful completion on schedule and within approved budgets
- Maintain Timberline Construction Group's reconstruction quality standards through active field oversight and inspections
- Review QC documentation, photos, reports, inspections, punch lists, and closeout requirements
