Civil Engineer / Project Manager - Private Land Development Active North Carolina PE License Required Must be US Citizen Not Remote Position Ready to Own Projects Instead of Just Working on Them?

If you’re an experienced civil engineer with a background in private land development and you’re ready for more ownership, client interaction, and influence over your projects, this could be the opportunity you’ve been waiting for.

We’re recruiting for an established engineering and surveying firm seeking a Civil Project Manager / Professional Engineer to join its Western North Carolina team.

This isn't a role for someone who wants to simply review drawings or complete one piece of a larger project. You’ll have the opportunity to lead projects from concept through construction
, work directly with clients and municipalities, mentor technical staff, and serve as Engineer of Record on projects you lead.

Our Asheville tean works on a strong mix of approximately 50% residential and 50% commercial private land development projects
.

What You'll Be Leading
  • Manage private land development projects from initial concept through permitting and construction
  • Serve as Project Manager and Engineer of Record on assigned projects
  • Lead the technical design and review of:
  • Site grading
  • Stormwater management and drainage
  • Erosion control
  • Water and sewer infrastructure
  • Residential subdivisions
  • Final plats
  • Stamp plans for projects where you serve as Engineer of Record
  • Manage project schedules, budgets, quality, and client expectations
  • Serve as the primary point of contact for clients, municipalities, regulatory agencies, and other project stakeholders
  • Coordinate permitting and approvals with local and state agencies
  • Lead project meetings and represent projects before boards and agencies when necessary
  • Mentor Assistant Project Managers and technical team members
  • Help ensure projects meet measurable monthly performance goals tied to the firm's strategic plan
The Experience We're Looking For

Required:
  • Active North Carolina Professional Engineer (PE) license
  • Bachelor's degree in Civil Engineering from an ABET-accredited program
  • 5+ years of civil engineering experience with relevant private land development experience
  • Strong technical experience with grading and stormwater design
  • 2+ years of project leadership and/or people management experience
  • Proficiency with AutoCAD Civil 3D
  • Experience managing projects, deadlines, budgets, and client expectations
  • Strong communication skills and confidence working directly with clients
  • Authorization to work full-time in the United States without current or future visa sponsorship
A Strong Plus
  • Experience with both residential and commercial land development
  • Existing client-facing consulting experience
  • Experience with Ajera or similar project financial/management software
  • Understanding of land surveying principles
  • A portfolio or examples of completed projects - appreciated, but not required
Real project ownership.

You're not being hired to work on one small portion of somebody else's project. You'll have responsibility for the outcome.

Technical + leadership opportunity.

Stay connected to the engineering while growing your influence as a project and team leader.

Diverse land development work.

The local project portfolio is approximately 50% residential and 50% commercial.

Direct client relationships.

You'll be trusted to build relationships, solve problems, and represent your projects.

Western North Carolina.

Build projects that directly impact communities throughout the Asheville region and surrounding Southeast.

A schedule that's hard to overlook. Monday-Thursday: 7:30 AM-5:30 PM Friday: 7:30 AM-11:30 AM Considering Relocating to Western North Carolina?

We're absolutely open to speaking with experienced engineers who are interested in relocating.

Local candidates can meet informally over coffee, lunch, or an after-work beer
. Candidates outside the area can start with a phone or virtual conversation. From there, qualified candidates will have an opportunity to meet the office and team.

This position is specifically intended for an experienced licensed Professional Engineer with private land development experience.

It is not an EIT-level opportunity
, and candidates whose experience does not include meaningful grading, stormwater, and private land development work are unlikely to be a match.

If you're a North Carolina PE who knows land development and you're ready to lead the project-not just contribute to it- I'd like to talk with you.
