As a Construction Manager, you are the project lead responsible for the end-to-end management of assigned multi-family projects. This role requires a strong fiduciary mindset and the ability to proficiently execute all duties of a Construction Manager as Adviser. You will serve as the primary advisor to the Owner’s Representative for your projects, taking ownership of all project phases from preconstruction through final closeout.

While empowered to manage your projects, you are fully accountable for project outcomes and for adhering to the operational standards, processes, and direction set by the Project Manager.

A. Essential Functions & Responsibilities Professional Responsibilities

These are the foundational expectations for how you operate as an accountable professional and fiduciary representative on the Level 7 team.

  • Lead all aspects of assigned projects, serving as the definitive point of contact and ensuring all project goals are met in compliance with all company policies and team standards.
  • Manage the complete financial lifecycle of your projects, from initial cost estimates to the review and analysis of contractor change orders and the final recommendation of payments.
  • Independently identify project risks related to budget, schedule, or quality and lead the resolution process, engaging project stakeholders and senior leadership as required.
  • Serve as the primary liaison between the project and all key stakeholders. This includes providing the Owner’s Representative with clear communication on project status, risks, and recommendations for required approvals, while also coordinating directly with on‑site property management throughout all project phases to minimize resident disruption and align construction activities with property operations.
B. Project Execution Responsibilities

These are the fundamental activities required to manage a project successfully from preconstruction through closeout.

  • Participate directly in preconstruction activities for your projects, including property condition assessments, constructability reviews and the development of baseline budgets and schedules.
  • Review and coordinate contractor safety programs to ensure a cohesive site safety plan in accordance with the Contract Documents; report on safety observations and contractor performance.
  • Manage the contractor and supplier procurement process, including the development of detailed scopes of work, issuance of Requests for Proposals (RFPs) and Requests for Quotations (RFQs), and the thorough analysis of bids to support award recommendations.
  • Assist in negotiating pricing and contract terms with contractors and suppliers to ensure alignment with project budgets and value objectives.
  • Facilitate the contract award and preparation process; coordinate the review of proposed agreements with project stakeholders, including Asset Management, and prepare final contract documents for Owner execution.
  • Diligently administer the RFI, submittal, and change order processes. Maintain accurate daily logs, conduct and document project meetings, and prepare regular progress reports for issuance to the Owner.
  • Manage the integrity of the Project Management Information System (PMIS) for assigned projects, ensuring all required documentation is accurately and promptly entered in accordance with company control standards to support transparent, real‑time reporting.
  • Serve as the primary point of coordination between contractors, design consultants (architects, engineers), and Authorities Having Jurisdiction (AHJ). Facilitate the resolution of RFIs and field issues and track the project’s permitting and inspection process through to final sign‑off.
  • Develop and maintain project schedules. Monitor contractor progress and advise on potential delays. Review and analyze contractor change order proposals for cost and schedule impacts, providing detailed recommendations to project leadership and stakeholders, including Asset Management.
