JOB PURPOSE: Maintenance Technicians perform a variety of responsibilities, including work orders, grounds and common area clean up and maintenance, and maintaining good resident relations.

PRIMARY DUTIES & RESPONSIBILITIES
  • Providing excellent service to residents, guests, employees and contractors.
  • Completing all routine service requests within 24 hours at the direction of the Maintenance Supervisor.
  • Ensuring the clean condition of the community at all times.
  • Maintaining the maintenance shop according to policy.
  • Reporting maintenance issues to the Maintenance Supervisor and Community Manager for review.
  • Assisting in other tasks as directed by the Maintenance Supervisor.
  • Spot cleaning the model and vacant units daily.
Daily / Weekly
  • Meetings:
    Review work orders and assignments daily with the Maintenance Supervisor.
  • Timekeeping:
    Keep accurate hours using company forms and obtain overtime authorization as needed.
  • Common Area Inspection/Pick‑up:
    Walk common areas daily before 9 am, looking for maintenance issues.
  • Peak Day Trash Pickup:
    Inspect all grounds and maintain cleanliness as directed.
  • Make‑Ready Preparation:
    Complete unit turns promptly, install vendor locks within 24 hours, communicate issues, and obtain supervisor signature on final work.
  • Work orders:
    Complete work orders daily, ensuring a 24‑hour response policy.
  • Key Change‑Outs:
    Change vendor locks for newly leased units as directed.
  • On Call:
    Provide coverage during non‑business hours as scheduled.
  • Breezeway Cleanliness:
    Enforce trash standards and report violations daily.
  • Pool Maintenance:
    Log and maintain pool chemicals daily, following local code.
  • Logs:
    Maintain MSDS/OSHA/EPA logs daily and stay current with any changes.
  • Maintenance Inventory:
    Notify the supervisor of supplies needed.
  • Weekend Coverage:
    Cover common areas on weekends and Saturday afternoon cleans weekly.
Monthly
  • Scheduled Inspections:
    Review the Preventative Maintenance Calendar monthly and perform:
    Car Checks, Breezeway Inspections, Safety and Trip Hazard Inspections.
  • Monthly Safety Meeting:
    Attend a monthly safety meeting to stay informed of safety regulations and changes.
Quarterly / Ongoing
  • Unit Inspections:
    Replace filters quarterly and inspect units for mold and other problems during filter installs; place notices reiterating community policies.
  • Equipment Inventory:
    Keep equipment inventory, report missing or broken items, and assist with verification as directed.
  • Education:

    Keep the supervisor updated on education and certification needs; maintain required licenses and certifications current.
Move‑Out / Move‑In
  • Vendor Assistance:
    Work with vendors during the process and provide input to the supervisor regarding vendor status.
  • Unit Punch:
    Complete unit punch as directed.
QUALIFICATIONS
  • Working knowledge of electrical, plumbing, HVAC, and basic construction.
  • A general mechanical aptitude combined with a willingness and desire to learn.
  • Ability to read, comprehend, and write simple instructions and correspondence.
  • Strong customer service skills and professional demeanor from previous maintenance experience.
  • Excellent communication, listening, and teamwork skills.
  • Organized, detail‑oriented, and able to manage time effectively.
  • Physical ability to climb, use ladders, lift and carry heavy loads.
  • Own tools and ability to work weekends, overtime, and on‑call as required.
  • Able to follow directions, understand posted work rules, accept constructive criticism, and maintain confidentiality.
EDUCATION AND EXPERIENCE
  • High school diploma or GED; or one to three months related experience or training; or equivalent combination of education and experience.
CERTIFICATIONS / LICENSES
  • Certified HVAC as required.
  • Valid driver’s license and proof of insurance.
