Project Manager - Cold Storage

Position Overview

We are seeking a highly motivated and experienced Project Manager to oversee the construction and development of new and existing cold storage facilities in the South East.

The ideal candidate will have a deep understanding of Industrial, Manufacturing or Cold Storage Construction and a proven track record of managing construction projects from conception to completion, with strong abilities in budgets, timelines, and stakeholder management.

• Project Leadership: Lead and manage all phases of self‑storage construction projects, including planning, design, permitting, construction, and closeout.
• Budget & Cost Control: Develop, manage, and monitor project budgets, ensuring all costs—including materials, labor, and permits—are tracked and aligned with project goals. Proactively identify and resolve potential budget overruns.
• Vendor & Contractor Management: Vet, select, and manage relationships with third‑party suppliers, contractors, and subcontractors. Negotiate contracts and ensure all parties adhere to project specifications and quality standards.
• Scheduling & Timeline Management: Create and maintain detailed project schedules and timelines, ensuring all milestones are met. Identify and mitigate potential delays to keep projects on track.
• Communication & Reporting: Serve as the primary point of contact between internal teams, external contractors, and stakeholders. Provide regular, detailed progress reports on project status, budget, and potential issues.
• Risk Management: Identify and assess project risks and develop proactive strategies to minimize their impact.
• Quality Assurance: Conduct regular site visits and inspections to ensure construction quality meets company and industry standards. Oversee the final punch list and project closeout process.
• Permitting & Compliance: Navigate and manage the entire permitting process with local and state authorities in Atlanta and the surrounding areas. Ensure all projects comply with relevant building codes and regulations.

• 4–10+ years of progressive experience in Project Management within the construction industry.
• Demonstrated experience in Design & Build construction methodology is mandatory.
• Experience with Manufacturing Facilities, Large Scale Warehouse or Cold Storage Facilities.
• Thorough knowledge of construction means, methods, materials, and systems for industrial buildings.
