In this opportunity, the Construction Manager will oversee Construction projects, New Restaurants and Remodeling of existing stores throughout the entire process from site selection to store opening/reopening across all Brands. This will include hands-on direct construction management, managing outside vendors (i.e. Architects, Engineers, outside construction management firms), and other stakeholders within.

This role will ensure timely, effective and efficient management construction projects (new builds, remodels, reimages, fire rebuilds, scrape and rebuilds and other Capital Projects) for the company and or Franchise all Brands. As Construction Manager, you will meet/exceed targeted timelines and budgets with the overall goal of enabling a timely, predictable, high quality, efficient open/re-open for all project types.

Job Description

RESPONSIBILITIES

  • Directs and Leads multiple construction projects within a designated territory: project management, planning, budgeting, FF&E, execution, vendor selection/management, quality control, resource management, etc.
  • Qualifies and directs contractors, architects, engineers and other consultants; keeps them on schedule, holds them accountable and takes appropriate action in a timely manner to maintain proper project planning
  • Accurately estimates the project’s specific costs, incorporating all aspects of the LL Work Letter and LOI obligation for the specific deal and diligence package (soils, geo-tech, environmental and site investigation reports) to build and manage the construction budget
  • Maintains and tracks (budget vs. actual) records, completes timely and accurate risk assessments on the budget, and pro-actively communicates issues and concerns (May support Franchise in a similar effort)
  • Manages all Project Schedules by tracking projects based on defined project plan timelines: provides timely and accurate updates through entering dates and schedule information within Inspire Brand’s development tracking systems and comprehensive communication with key project stakeholder teams including;
    Operations, Real Estate, Architecture, Legal/Lease and Equipment Purchasing, coordinating and reporting all aspects of the schedule. Performs on-site inspections and reviews to ensure compliance with lease, construction exhibits, standards/requirements, local code enforcement, quality of work, etc. (May support Franchise in a similar effort)
  • Ensures quality control and adherence to the Brand’s design & construction standards and requirements, and supports Inspire Brands Development stakeholders in this activity. Pro-active in identifying and communicating potential issues and concerns
  • Ensures effective and efficient coordination and communications of Inspire Brands resources (departments, team members, vendors/suppliers, etc.)
  • Conducts and participates in all construction meetings as required, prepared with up-to-date data information
  • Ensures compliance to LL obligations and key dates, pro-actively assesses potential risks/issues and provides accurate and up-to-date assessments to the Vertical Director/Sr. Director of Construction
  • Maintains up-to-date list of approved vendors supplier/GC business partner
  • Tracks and communicates issues and concerns to the Vertical lead/Sr Director of Construction;
    Builds and maintains effective business relationships (May support Franchise in a similar effort)
  • Completes all post-open evaluations, and 1 year punch walk

EDUCATION AND EXPERIENCE QUALIFICATIONS

  • Associates Degree in Construction Management, Architecture or equivalent experience required
  • 4 year degree in Construction Management, Architecture or equivalent experience preferred
  • 5-10 years’ experience in general construction (non-residential) and construction project management
  • 10 years experience in restaurant/retail construction management

REQUIRED KNOWLEDGE,

SKILLS AND ABILITIES

  • Comprehensive understanding of all construction/lease/ landlord related contracts and commitments, including LOI and Landlord work-letter
  • Experienced in Construction Project Management
  • Detailed knowledge of supporting technology: budgeting, estimating, scheduling
