  • Ensure your team remains fully trained, certified, and compliant with all company and safety requirements.
  • Provide strong day-to-day leadership, technical direction, and mentorship.
Drive Operational Excellence
  • Manage maintenance operations within the property's approved budget, with a focus on maximizing cash flow and adhering to purchasing guidelines.
  • Prioritize and assign work orders, ensuring response and completion goals are consistently met.
  • Oversee the make‑ready process for vacant units and ensure top‑quality turnover standards.
Champion Preventive Maintenance & Safety
  • Develop and implement comprehensive preventive maintenance programs for buildings, systems, and equipment.
  • Conduct safety meetings, ensure OSHA and all regulatory compliance, and correct unsafe conditions promptly.
  • Maintain accurate documentation for inspections, equipment servicing, and preventive maintenance activities.
Ensure Exceptional Facility & Equipment Management
  • Perform and oversee regular property inspections, ensuring the community remains in excellent condition.
  • Manage all company-owned tools and equipment, including maintenance, inspections, and tracking.
  • Establish emergency on-call procedures and participate in on-call rotations as needed.
Vendor & Compliance Oversight
  • Manage vendor relationships, contracts, scheduling, and compliance.
  • Review, approve, and submit purchase orders and invoices according to company guidelines.
  • Assist with annual and semi-annual compliance inspections alongside the Community Director.
Enhance the Resident Experience
  • Support resident retention efforts through quick, high‑quality service delivery.
  • Ensure all maintenance activities align with company standards and contribute to a positive living environment.
Other Responsibilities
  • Participate in all aspects of property maintenance: grounds, custodial, corrective, deferred, and emergency work.
  • Operate a company, personal, or rental vehicle for work‑related responsibilities depending on needs.
What You Bring
