Location: Atlanta, GA
My client is a well-established general contractor with a strong and growing presence in the Atlanta market, specializing in large-scale, ground-up and mixed-use multi-family construction. They are known for delivering high-quality residential communities through collaborative partnerships, disciplined execution, and repeat client relationships. They are seeking a Project Manager to lead multi-family projects from preconstruction through closeout.
Responsibilities:
- Manage all phases of multi-family construction projects, including preconstruction, budgeting, scheduling, procurement, construction, and closeout
- Serve as the primary point of contact for owners, developers, architects, and consultants
- Develop and maintain detailed project budgets, cost forecasts, and draw schedules
- Lead subcontractor buyout, contract administration, and coordination across all trades
- Partner closely with Superintendents to drive schedule, safety, and quality on site
- Oversee RFIs, submittals, change orders, pay applications, and project documentation
- Coordinate unit turnover, punch-list completion, inspections, and phased occupancy as required
- Proactively identify and mitigate risks related to schedule compression, labor availability, and material procurement
- Ensure compliance with contract documents, building codes, safety standards, and company procedures
- Support strong client relationships to encourage repeat and referral business
- Bachelor's degree in Construction Management, Engineering, or a related field (or equivalent experience)
- 5+ years of experience managing ground-up or large-scale multi-family projects for a general contractor
- Experience with podium, wrap, garden-style, or mixed-use residential projects preferred
- Strong understanding of multi-family sequencing, unit turnover, and MEP coordination
- Proficiency with construction management software such as Procore, MS Project, or P6
- Excellent leadership, communication, and organizational skills
- Ability to manage multiple phases, deadlines, and stakeholders in a fast-paced environment
