Winn Companies is looking for a Maintenance Supervisor II to join our team at Reserve at Bolton
, a 209‑unit tax credit property located in Atlanta, GA
. In this role, you will oversee the maintenance operations of the property, supervise maintenance staff at the property, and perform maintenance functions.
- Lead and manage a maintenance staff of 1‑2 technicians at the property on a day‑to‑day basis and perform maintenance related functions as working supervisor.
- Assist in hiring, developing, training and holding staff accountable to operating standards.
- Conduct and participate in weekly staff meetings.
- Responsible for preparing work schedules for maintenance staff and vendors to complete service requests.
- Maintain the preventive maintenance program and overall curb appeal.
- Complete monthly building and unit inspections to ensure property is maintained to operating standards.
- Review third party property inspections to resolve maintenance repairs.
- Maintain working knowledge of all maintenance programs and capital improvement projects.
- Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
- Participate in on‑call activity during off hours, emergencies and hands‑on maintenance activity.
- High school diploma or GED equivalent.
- 3‑5 years of relevant work experience.
- 1‑3 years of supervisory / managerial experience.
- EPA Universal Certification for HVAC repairs and preventative maintenance.
- General knowledge of electrical, plumbing, appliance and HVAC.
- Ability to work on‑call hours.
- Must have EPA license.
- CAMT certification.
- Bilingual in English and Spanish.
- Direct experience with web‑based applications and computer systems such as Microsoft Office.
- Solid verbal and written communication skills.
- Ability to supervise and work with a diverse group of people and personalities.
- Vocational or Technical training.
- Asbestos and Lead Based Paint certification.
