General Description and Classification Standards:
The purpose of this job is to perform skilled/manual work functions associated with the general maintenance of an assigned department’s facilities. Duties include but are not limited to directing activities, repairing, preventative maintenance, and maintaining facilities and equipment; performing general construction, repair, and installation tasks; performing basic plumbing, lighting, landscaping, and other tasks; and maintaining the workshop area. This position may include duties which include trade-specific responsibilities.

Supervision Received:
Works under very general supervision. May work independently or with other skilled or semi-skilled workers with responsibility for the completion of assigned tasks.

Essential Duties and Responsibilities
  • Performs general construction, repair, and installation tasks such as janitorial, doors, locks, gates/fencing repair and installation, and plumbing fixtures; assembling furniture or equipment; hanging pictures of TVs, blinds, and fixtures; and moving furniture.
  • Performs basic HVAC maintenance, plumbing, lighting, ceiling tiles, landscaping, and other tasks such as repairing plumbing systems, replacing ceiling tiles and flooring; and troubleshooting minor electrical repairs.
  • Maintains tools and materials and orders supplies as needed.
  • Maintains a clean and orderly shop; picks up and disposes of trash and recycling.
  • Provides training, guidance, and direction to co-workers or assistants on assigned work.
  • Performs supervisory duties as assigned.
  • Provides assistance to other positions as needed.
  • Responds to routine requests for information or assistance from members of the staff, the public or other individuals.
  • Communicates effectively with co-workers and other employees concerning work orders, problems, questions, requests for assistance, and emergency situations.
  • Communicates with the supervisor any problems that arise; accepts supervisory instruction and direction.
  • Answers the telephone; provides information, advice, and guidance; takes and relays messages and/or directs calls to appropriate personnel; returns calls, as necessary.
  • Plans and organizes daily work routine; establishes priorities for the completion of work in accordance with needs.
  • Estimates expected time of completion of work assignments and establishes a schedule accordingly.
  • Plans and prepares for special projects monthly.
  • Prepares checklist and performs routine preventative maintenance to buildings and equipment, HVAC, gates/fencing as needed.
  • Cleans and maintains equipment and supplies; assists in cleaning and maintaining workshop area.
  • Receives various forms, work orders, invoices, reports, and other documents; completes, processes, and forwards as appropriate.
  • Prepares/generates maintenance records, work reports, or other documentation, forwards as appropriate.
  • Performs other related duties as required.
Knowledge
  • Building systems such as HVAC, electrical, plumbing, and general facility infrastructure.
  • Preventive maintenance practices, building codes, and safety/OSHA regulations.
  • Proper use of hand tools, power tools, and diagnostic equipment.
Skills
  • Troubleshooting and repairing building systems and equipment.
  • Reading and interpreting blueprints, schematics, and technical manuals.
  • Using diagnostic tools and maintenance software to complete and track work.
Abilities
  • Perform a variety of maintenance, repair, and installation tasks independently or in a team.
  • Follow safety procedures, prioritize tasks, and respond quickly to maintenance needs.
  • Maintain accurate records and communicate effectively with staff and building occupants.
Minimum Qualifications
  • High school diploma or GED required and
  • Five (5) years of experience in general construction and building maintenance experience
