Position Summary
Manage global real estate and facility activities with respect to the acquisition, leasing, utilization, and disposition of real property and provide guidance, support, and consultation on construction, expansion, improvement, equipping, risk management, energy and utility access, footprint planning and other related support functions.
Responsible for building and grounds maintenance to ensure optimal functioning of building systems, including mechanical, electrical, plumbing, fire/life safety, loading/receiving docks, and storage.
Assess facility risks in order to manage casualty risks by way of building infrastructure, layout, fire detection, training, and/or insurance.
This position interacts with every level and across all disciplines of the organization and requires a professional demeanor with exceptional customer service and communication skills.
Real Estate Detail Responsibilities- Review facility needs annually for strategic planning (expansion and consolidation)
- Assist in evaluation of facility requirements for technical centers and support offices
- Initiate site searches and market studies for expansion and lease extensions
- Support negotiation of terms and conditions for leases and purchase/sales agreements
- Coordinate legal, financial, and other support services for real estate transactions
- Develop and implement real estate policies and procedures, including education and training
- Create and maintain a centralized facility database including lease terms, ownership documents, building specifications, risk management surveys, cost data, capex history, etc
- Direct all building maintenance, operation, and custodial functions including heating, cooling, ventilation equipment, phone systems, fire detection, alarm and mitigation systems, landscaping, snow removal, and other building and ground maintenance
- Support maintenance and end of life assessments for capital planning and budgeting
- Coordinate and support all construction, improvements, equipping, and major repairs
- Ensure that facilities have appropriate security infrastructure (fencing, cameras, etc.)
- Ensure compliance with applicable zoning, waste handling/disposal, traffic and other regulations
- Support hiring and management of outside contractors
- Act as liaison to public utility, environmental, and municipal agencies
- Responsible for building maintenance and grounds with strong attention to detail
- Establish and meet budgets and forecasts (local/global)
- Design and implement an overall facility risk management process for the organization
- Performing physical inspection and risk assessment at all sites to analyze current and potential risks, including materiality and financial impact
- Risk reporting and education tailored to the relevant audience to build risk awareness so that senior management, business leads, and functional personnel understand the most significant facility risks that can impact the business
- Creating business continuity plans to manage casualty and disruptive events
- Conducting policy and compliance audits in cooperation with internal and external audit functions
- Manage insurance claims and maintain insurance records
- Coordinate personal security and safety arrangements for executive visits and corporate events
- 10-20+ years experience in Real Estate, Facilities Management and Risk Management
- Bachelor’s degree in a technical, business administration or related field preferred
- Ability to travel extensively to key sites globally, as needed
- Valid Driver’s License & Passport
