Job Summary

As a Floating Maintenance Technician, you will support multiple Auburn-area communities by performing a variety of maintenance and repair tasks. This role requires flexibility, strong accountability, and a commitment to delivering legendary customer service across assigned properties. The position involves light travel between Auburn sites, with mileage reimbursement provided for travel between properties. You will work closely with onsite management teams to address maintenance needs promptly while upholding the highest standards of quality and professionalism.

Essential Functions

Accountability
  • Take ownership of assigned maintenance tasks and ensure timely completion
  • Maintain accurate records of work performed
  • Flexibility to be on call after hours
  • Travel between assigned Auburn properties as needed
Legendary Customer Service
  • Respond to resident requests professionally and promptly
  • Follow up to ensure satisfaction
  • Foster a positive, active and collaborative relationship with residents, neighboring properties, and work associates
Maintenance & Repairs
  • Perform various maintenance duties including repairs:
    Ground maintenance, plumbing, electrical, HVAC, flooring, and appliance repairs
  • Perform general carpentry work such as drywall repairs, countertops/cabinet repairs, finish carpentry, hand/door/lock repairs, and window and glass
  • Conduct preventive maintenance inspections including siding, painting, light audits, fire/life systems, pool (if applicable)
Property Upkeep
  • Assist with maintaining cleanliness and safety of common areas
  • Identify and address safety hazards
  • Assist in property emergencies such as snow or ice removal, or other inclement weather emergencies, fires, floods
Qualifications
  • High school diploma or equivalent required; CAMT, Type II EPA 608, and/or CPO preferred
  • Minimum of 2 years of apartment maintenance or related experience
  • Strong troubleshooting and repair skills
  • Excellent customer service skills
  • Ability to work independently across multiple locations
  • Basic computer proficiency (Outlook, Yardi or similar systems)
  • Availability for evenings, weekends, and on-call rotation
  • Valid driver’s license, current auto insurance, and reliable transportation required
Physical Requirements
  • Ability to walk, stand, and move for extended periods.
  • Ability to climb stairs, ladders, and navigate multi-level buildings.
  • Ability to work in various environments, including offices, mechanical rooms, attics, crawl spaces, outdoor property grounds, and active construction or renovation sites.
  • Ability to lift or move items up to 25–50 lbs occasionally.
  • Ability to perform hands‑on maintenance tasks, including bending, kneeling, reaching, twisting, and working in confined spaces.
  • Ability to safely use hand tools, power tools, testing meters, and maintenance equipment for inspections and troubleshooting.
  • Ability to tolerate exposure to varying weather conditions, dust, noise, chemicals, and HVAC/mechanical environments.
  • Ability to communicate clearly and effectively in person, over the phone, and during meetings and training.
  • Ability to use computers, tablets, mobile devices, and standard office equipment.
  • Must maintain company standards in dress and appearance per uniform policy for maintenance.
