The Community Manager leads the daily operations of an Active Adult community, ensuring exceptional resident experiences, strong financial performance, and full regulatory compliance. This role oversees onsite team members, coordinates resources and activities, and cultivates a vibrant, inclusive environment that supports the lifestyle and needs of active adults aged 55+. The Community Manager serves as the primary liaison between ownership, residents, and the onsite team, driving operational excellence and long-term community success.

Adherence to company policies and procedures, as well as compliance with Fair Housing, ADA, FCRA, and all applicable housing regulations, is essential.

The Community Manager is responsible for:

  • Responding promptly to resident concerns, complaints, questions, and requests, and taking appropriate action to resolve and address issues. Handling escalated resident disputes with empathy and problem-solving.
  • Completing various required accounting, financial, administrative, operational, and other reports, and performing other duties as assigned or as necessary, ensuring accuracy and timeliness.
  • Serving as the liaison with ownership, investors, and regional/asset management teams. Leading ownership/partner site visits, providing performance updates, market insights, and suggestions to improve overall performance and financial success of the property. Providing recommendations for long-term asset preservation, revenue growth, and expense control strategies.
  • Overseeing hiring, onboarding, and training, and managing performance and professional development of team members in accordance with Company policies, values, and business practices. Ensuring team members are current on all required trainings and certifications, and any/all performance issues are appropriately and promptly addressed.
  • Overseeing the lease enforcement process by making periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges as allowable and stated in the terms of the lease. Enforcing community rules and lease policies to maintain a safe and orderly environment. Coordinating with legal counsel for evictions, lease disputes, and compliance matters.
  • Conducting interactive Daily Huddles, regular one-on-one coaching/check-ins, and annual reviews. Meeting regularly with team members to understand and assist in completion of their required responsibilities and annual goal setting. Keeping them informed of resident situations as necessary. Sharing team and community goals and engaging them to understand their role in helping the team in accomplishing them.
  • Supervising sales activities to achieve the community's revenue and occupancy goals. Monitoring leasing team performance and metrics (closing ratios, lead conversion, traffic sources, and lead management). Conducting community tours as needed and ensuring model and vacant units are in good standing and tour ready.
  • Meeting targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports. Overseeing accounts payable/receivable, invoice approvals, and vendor billing accuracy. Developing and executing strategies to drive NOI (net operating income) through rent growth, ancillary income opportunities, and expense control.
  • Conducting regular community inspections and taking appropriate actions to maintain safety, cleanliness, curb appeal, ensure preventative maintenance schedules are executed and that amenities are fully operational.
  • Promoting resident satisfaction and retention by building a strong community culture while monitoring and responding to resident satisfaction surveys and online reviews in order to maintain strong reputation management.
  • Overseeing budget creation, forecasting, and monthly variance reporting. Preparing and presenting financial performance updates to ownership/asset managers.
