Job Type: Full‑time.

• Patrols property daily to identify areas in need of cleaning and completes required work—remove trash/debris from property grounds and common areas, keep the dumpster area clean, and vacuum, sweep and mop common areas.
• Restores vacated apartments to move‑in condition for new residents—clean appliances, kitchen cabinets, sink and floors, bathroom—including toilet, tub, sink and floor, windows, front door, and performs touch‑up painting as necessary.
• Completes janitorial requirements in accordance with the janitorial schedule.
• Performs grounds maintenance, including weed removal, grass‑cutting and planting.
• Cleans property office as necessary—empty trash, vacuum carpets, clean bathroom and kitchen.
• Coordinates snow and leaf removal from property—sidewalks, walkways, steps and driveways/parking spaces.
• Assists maintenance technicians in performing preventive maintenance, capital improvements or satisfying work orders as needed.

• High school diploma or GED preferred.
• One year of general maintenance experience preferred.
• Knowledge of OSHA rules and regulations is preferred.
• Must be able to work a flex schedule and be on‑call for emergencies on weekends, evenings, and holidays.
• Requires the ability to read, speak and comprehend the English language.
• Ability to follow direction and work independently.
• Troubleshooting and problem‑solving skills.
• Ability to work in a fast‑paced, action‑oriented environment.
• ANSI approved steel‑toe/composite shoes.
• Must have a valid Driver’s License.
• Must have reliable transportation.
• Willing to assist with other properties within the portfolio and surrounding portfolios as needed.
• Willing to travel up to 10% of the time.

$17.00 - $19.75 an hour, plus bonus potential.
