Job Location: This important role supports our Gardens at Harvest Point (256 units multifamily) in Augusta, GA.

Position Type: Full-time

Pay Range: Starting at $26+/hour – we believe in a culture of transparency.

The Lead Service Technician is responsible for overseeing day‑to‑day maintenance operations, ensuring the physical integrity of the property, and leading the service team including technicians, groundskeepers, and janitorial staff. This role requires leadership, hands‑on, technical expertise, and a commitment to providing a safe, clean, and well‑maintained environment for residents, visitors, and staff.

Essential Position Duties
  • General
    • Complete and oversee timely work order resolution (24–48 hour expectation).
    • Ensure work orders are processed through the Maintenance Mobile App.
    • Maintain all building interiors, exteriors, amenities, and common areas.
    • Respond to emergency maintenance requests.
    • Maintain and manage inventory of tools, materials, and supplies.
    • Support with court‑ordered evictions and trash‑outs as needed.
    • Perform snow removal and apply ice‑melt in winter months.
  • Electrical
    • Read and apply electrical schematics.
    • Repair/replace residential branch circuits, switches, outlets, light fixtures, and appliance wiring.
    • Service exterior lighting, intercoms, and electric lock systems.
    • Troubleshoot and repair electrical issues to minimize contractor reliance.
  • HVAC
    • Conduct preventive maintenance on HVAC systems.
    • Repair or replace components such as thermostats, capacitors, blower motors, and filters.
    • Understand and communicate technical issues with freon‑based systems to HVAC contractors.
    • Complete quarterly unit inspections with the Community Manager.
  • Carpentry & Unit Turnovers
    • Perform and coordinate unit turnovers (3–5 day completion standard).
    • Supervise vendors for painting, flooring, and cleaning.
    • Conduct initial and final unit inspections.
    • Self‑perform minor repairs including blinds, caulking, and drywall patching.
    • Organize turnover workflow to optimize scheduling and efficiency.
  • Plumbing
    • Repair and replace toilets, faucets, dishwashers, disposals, and drain lines.
    • Solder copper piping and repair/replace PVC systems.
    • Diagnose and resolve issues with water heaters.
  • Drywall & Painting
    • Repair drywall to a “like‑new” finish.
    • Perform touch‑up and full repainting with attention to finish and surface texture.
  • Compliance
    • Conduct all activities in accordance with OSHA, ADA, Fair Housing, and other applicable regulations.
    • Maintain budget discipline when ordering supplies or contracting vendors.
    • Attend all required compliance and safety trainings, including annual Fair Housing.
Qualifications

A minimum of two years of experience in maintenance, facilities management, or related skilled trades, required. Demonstrated leadership skills and prior experience supervising staff or contractors are required. Applicants must possess a valid driver’s license, have reliable transportation, and maintain the necessary tools for the role. The ability to remain on‑call for after‑hours emergencies is required. Strong communication, time management, and problem‑solving skills are also critical for success in this position.

Candidates should be proficient in using mobile work order systems and basic technology.
