Summary of Position
The Maintenance Supervisor oversees maintenance operations at a property or portfolio, training and supervising Maintenance Technicians.
Essential Job Functions- Utilize experience in mechanical and electrical maintenance and construction for multi‑family and commercial properties.
- Plumbing maintenance and troubleshooting, including copper pipe work.
- Electrical wiring, outlet and switch maintenance, lighting fixture installation.
- Drywall and texturing installation and repair.
- Heating and venting troubleshooting and repair, including unit zone valve, transformer, thermostat maintenance, hot water and steam boiler troubleshooting.
- Appliance installation, repair and troubleshooting.
- Troubleshooting and identification of issues with aquatherm and boiler systems.
- Anticipate maintenance obstacles and challenges.
- Maintain scheduled preventative maintenance (weekly, monthly, quarterly, annually).
- Ensure site compliance with required inspections (annual fire, backflow testing, elevator licensing, pool business license renewal, etc.).
- Maintain accurate maintenance logs.
- Assist at other properties as needed.
- Coordinate with Community Manager and staff to complete maintenance work orders and apartment unit turns efficiently, timely, and cost‑effectively.
- Plan materials for unit turns targeting one‑visit completion.
- Ensure resident maintenance requests are addressed within 24 hours or arrange suitable alternatives.
- Prepare vacant apartments for move‑in within 7 days of vacancy.
- Adhere to property budget for repairs and maintenance; report overages to Property Manager.
- Communicate with residents about extended repair times.
- Perform pre‑moveout inspections to minimize turn times.
- Update and close out work orders in PM software with notes.
- Mentor and train maintenance staff to enhance performance.
- Enforce timely, honest time reporting and punctuality.
- Implement disciplinary action when necessary.
- Track and ensure proper time reporting, quality, and efficiency.
- Manage employee needs, certifications, and teamwork.
- Superior organization and communication skills.
- Commitment to courteous, professional service to residents, managers, supervisors, vendors, and other service providers.
- Reliable and on‑time to work.
- HVAC experience required.
- Valid driver’s license may be required.
- No educational degree required.
- At least one year of experience preferred.
- CPO and EPA certifications a plus.
- Multi‑family property management experience preferred.
