Responsibilities
- Complete service requests for common areas, occupied and vacant units, or anywhere on the property as directed.
- Change light bulbs, unclog pipes, fix faucets, change locks, install and repair floor tile, interior or exterior painting, assist with trash outs and unit turns.
- Inspect appliances, A/C systems, toilets, faucets, showers, lights, disposals, and all safety devices.
- Perform routine plumbing repairs: replace/repair/servicing water heaters, clear drain lines, replace worn washers, gaskets, facets and floats.
- Replace burned‑out or broken exterior light bulbs/fixtures immediately.
- Perform routine electrical repairs: wire fuses, fixtures, sockets; repair/install/servicing HVAC systems.
- Inspect, repair, modify and install HVAC equipment including refrigeration and air conditioning compressors, receivers, condensers, forced air converter units; service evaporative coolers.
- Troubleshoot, repair or replace defective parts in units and equipment, including thermostats, switches, fan controls, log switches, damper motors, louvers, relays, filters, belts, compressors, heat exchangers, high limit controls, pressure controls and safety valves.
- Perform skilled electrical maintenance: repair, install and alter HVAC components, timers, motors and wiring systems; connect motors and control panels.

- Reliable transportation.
- Valid TypeII or Universal EPA Certification.

9:00a.m. to 6:00p.m., Monday–Friday; 10:00a.m.‑5:00p.m., Saturday. Closed Sundays.
The role requires availability any of the seven days of the week, 52 weeks per year, and a rotating on‑call schedule for after‑hours and weekend emergencies. Hours of operation may change seasonally or based on property needs.
Physical DemandsAbility to walk continuously for 8+ hours per day and spend ≥99% of time moving on feet. Frequently move boxes up to 50lbs, appliances up to 100lbs, climb, stoop, bend, and grasp objects. Visual acuity to operate machinery, type documents, ensure proper work and inspection. Must remain stationary seated or standing 90% of the time.
