Job Summary

This structure and craft role involves the operation of a high‑pressure steam generating plant and commercial HVAC equipment, building management systems, and the maintenance and repair of boilers, water, heating systems, pumps, and motors. The position is performed under limited supervision.

Key Responsibilities
  • Operate, monitor, and direct the operation and maintenance of the central heating plant and low‑pressure plants used to heat individual buildings.
  • Monitor and maintain HVAC equipment including air handlers, VAVs, circulating pumps, and chiller systems.
  • Execute skilled and complex maintenance tasks to ensure proper operation of the heating plant.
  • Coordinate daily maintenance and service with agency facility managers.
  • Keep related records and prepare reports for administrative review and planning.
  • Requisition supplies and materials required for operation and maintenance of the plant and mechanical department.
Knowledge, Skills, and Abilities
  • Knowledge of principles, practices, and techniques of heating plant operations and maintenance.
  • Knowledge of occupational hazards and safety precautions of the mechanical and building trades.
  • Knowledge of various mechanical systems, including steam plant and HVAC systems.
  • Ability to use a variety of power and hand tools.
  • Ability to read plans and work from sketches and specifications.
  • Ability to plan, assign, and direct the work of journeymen, semi‑skilled, and unskilled workers.
  • Ability to keep records and make reports.
Minimum Qualifications

Four (4) years of experience in the operation and maintenance of steam generating plants and maintenance and repair of water, heating, and electrical systems in a large commercial or public plant.

Licensing, Registration, and Certification Requirements

Possession of an engineer’s license of the class required by the State of Maine for the equipment to be operated.

Preference will be given to candidates who have:

  • Residential or commercial HVAC experience.
  • A boiler license or High‑Pressure Steam engineer license.
  • Experience in geothermal or solar energy.
  • Journeyman Fuel Oil license or Natural gas/Propane gas tech license and/or Universal Refrigeration license or plumber’s license.

Ability to obtain a Boiler Operators license within six months. Valid State of Maine driver’s license.
