Construction Project Manager
Location:
Aurora, CO
Salary: $120-140k DOE
Position Overview:
We are seeking an experienced Construction Project Manager to lead medium to large commercial and industrial construction projects from pre-construction through closeout. The role is responsible for delivering projects on time, within budget, and to quality and safety standards by managing scheduling, cost control, contracts, procurement, site operations, and stakeholder communication. The ideal candidate combines technical construction expertise, strong leadership, and proven skills in estimating, budgeting, risk management, and regulatory compliance.
Key Responsibilities:
- Oversee all phases of construction projects including pre-construction planning, scheduling, procurement, site supervision, commissioning, and closeout.
- Develop, maintain, and monitor project schedules (programming and CPM) to ensure on-time delivery; update and communicate progress to stakeholders.
- Prepare, review and manage project budgets, cost forecasts, value engineering, and cost-control measures to meet financial targets.
- Perform quantity surveying tasks, review estimates, change orders, and track contract value and payments.
- Manage contracts and subcontractors: negotiate scopes, administer subcontracts, monitor performance, and resolve disputes.
- Lead procurement and materials management: issue purchase orders, coordinate delivery logistics, maintain material tracking, and manage inventory on site.
- Administer RFIs, submittals, shop drawings, and ensure timely response and document control.
- Conduct site supervision and field inspections to monitor quality, progress, and compliance with drawings, specifications, and BIM coordination.
- Coordinate permitting, inspections, and ensure OSHA and local regulatory compliance across the project lifecycle.
- Identify and manage project risks, develop mitigation strategies, and maintain a risk register; proactively resolve issues that affect schedule, cost, or quality.
- Oversee commissioning activities, develop and manage punch lists, ensure systems (BAS, HVAC, and other building systems) are tested and handed over per project requirements.
- Implement lean construction principles to optimize workflows, reduce waste, and improve productivity.
- Prepare and present regular project reports, change-order justifications, and executive summaries for owners and stakeholders.
- Foster and maintain strong relationships with owners, architects, engineers, inspectors, and other project stakeholders to ensure alignment and client satisfaction.
Qualifications:
- 5+ years of progressive construction project management experience, preferably in commercial, industrial, or institutional projects.
- Proven experience with project scheduling (MS Project, Primavera or equivalent) and CPM schedule management.
- Deep knowledge of contract administration, subcontractor management, procurement procedures, and materials management.
- Experience with BIM coordination, blueprint reading, submittal and RFI processes.
- Working knowledge of building systems including BAS and HVAC; experience overseeing commissioning and systems testing.
- Familiarity with OSHA safety standards, permitting processes, inspections, and construction site safety programs.
- Excellent communication, leadership, and stakeholder management skills with a track record of delivering projects on schedule and on budget.
