Position: Lead Maintenance Technician (47331)

Lead Maintenance Technician (47331) at Two Coast Living

As a Lead Maintenance Technician, you oversee ongoing facility maintenance and repairs to keep the company’s multifamily property operating and appearing at its best.

Responsibilities
  • Address work orders and other repair and maintenance issues before they escalate into major problems.
  • Utilize technical certifications to address critical areas such as HVAC repairs and maintenance, pool and spa operations (CPO), and other electrical or plumbing issues when they arise.
  • Proactively maintain cleanliness and upkeep of resident amenities (e.g., pool and clubhouse) and manage day-to-day maintenance activities to set quality standards.
  • Lead by example, assist where needed, complete work orders, and help other technicians with assignments.
  • Manage the Make-Ready board to keep turnover work on schedule and ensure property grounds are well maintained.
  • Engage with employees and residents to understand concerns and resolve issues with a focus on safety and quality.
  • Apply project management skills to find cost-effective, high-quality, timely resolutions to defects and maintenance issues.
  • Ensure a safe working environment for the team and a safe living environment for residents with a safety-first approach; utilize EPA-certified practices as applicable and train the team on safety procedures.
The Details
  • Full-time, Monday through Friday at our location, with occasional on-call hours as set by Property Management.
  • Maintain your own tool kit; may use a company-owned or personal vehicle to move about the property or pick up supplies. A valid driver’s license is required.

Qualifications Required

Skills and Abilities
  • Treat residents with care and maintain safety, integrity, and ethics.
  • Familiarity with local, state, and federal employment laws (wage and hour, OSHA, equal employment opportunity, etc.).
  • Regular attendance and punctuality; strong attention to detail and hazard awareness.
  • Experience with tools and materials used to maintain residential buildings; strong verbal and written communication.
  • Respectful, accountable, proactive, and trustworthy; strong organizational and time-management skills.
  • Ability to work in a fast-paced, high-volume environment; basic proficiency with Microsoft Office Suite.
  • Must have own tools.
Education And Experience
  • High school diploma or GED required; minimum 4 years of relevant work experience (preferably in property management or hospitality); at least 1 year supervising two or more employees.
  • Technical degree or certifications in HVAC, plumbing, or electrical; S1/S2 HVAC certification desirable.
  • Experience in general building maintenance or painting in commercial or residential settings; proficiency in handyman tasks, light carpentry, electrical, or plumbing; prior HVAC maintenance experience.
  • Proficiency with Microsoft Office Suite; must have own tools; valid driver’s license to operate company-owned vehicles or use personal vehicle.
Physical Requirements
  • Hours:

    Monday through Friday, 8:00 AM – 5:00 PM, with on-call hours and occasional weekends as needed.
  • Travel:
    Occasional driving for business.
  • Physical:
    Ability to lift up to 25 pounds frequently and up to 50 pounds occasionally; ability to use tools; climb stairs and ladders; perform duties in varying weather and conditions.
  • FLSA Status:
    Exempt
