Lead Engineer – Critical Environments (Union Role)
Supervises and directs operating engineers in the installation, repair, and maintenance of all base building and critical system machinery and equipment. The Lead Engineer ensures 100% uptime, compliance with safety and quality standards, and the effective use of resources.
Principal Duties and Responsibilities- Supervise and direct maintenance staff on shift and monitor performance of assigned responsibilities.
- Perform and/or direct the performance of all maintenance departmental service requests, ensuring efficient completion with minimal disruption.
- Identify malfunctioning equipment and determine corrective action to restore satisfactory operating condition.
- Provide training and supervision to expand the capabilities of the operations staff, including hands‑on instruction in basic maintenance, safety, and troubleshooting procedures.
- Supervise and implement the preventative maintenance program, including scheduling, delegating tasks, ordering parts, and maintaining inventory.
- Direct the performance of contracted maintenance work, ensuring timely performance and fulfillment of equipment warranty obligations.
- Maintain, monitor, and perform preventive maintenance on all building systems: fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, primary switch gear), emergency backup, and hot water systems.
- Comply with departmental policy for safe storage, usage, and disposal of hazardous materials, and maintain a clean and safe workplace.
- Ensure the availability of an adequate operating inventory of tools and supplies, including preparing purchase‑order requests and performing periodic checks for supplies.
- Effectively manage the engineering team to safely, efficiently, and cost‑effectively operate machinery and systems.
- Maintain the highest level of professionalism, meeting client needs and achieving 100% uptime for engineering teams.
- Oversee contractor activities within the building on behalf of the building, tenants, or operators.
- Keep records of building rounds, readings, engineering logs, and data sheets.
- Provide advance training and notification to contractors regarding critical functions and incident contact response lists.
- Understand and comply with emergency escalation procedures.
- Ensure the Critical Facility Work Authorization process is well understood among staff, engineers, tenants, and contractors.
- Strictly adhere to the Critical Awareness Process, Technical Bulletins, engineering guidelines, and procedures.
- Assist the Chief Engineer with the implementation of Key Performance Indicators and Individual Performance Plans.
- Perform additional job duties as requested.
- Assist Chief Engineers in supervising operating engineers.
- Carry out supervisory responsibilities in accordance with JLL policies and applicable laws.
- Plan, assign, and direct work.
- Hands‑on experience in a data center/critical facility, including UPS systems, emergency generators, and switch‑gear.
- High School diploma or GED equivalent.
- At least 5 years of related experience, including supervisory experience.
- Operating Engineers license (SMA) or equivalent.
- Certification as a Universal Technician for CFCs (or within 90 days of employment).
- Demonstrated verbal and written communication skills.
- Ability to read and interpret safety rules, maintenance instructions, and procedure manuals.
- Ability to read, analyze, and interpret technical procedures or governmental regulations and codes.
- Ability to write routine reports and correspondence.
- Ability to speak effectively before small groups of tenants or employees.
- Working knowledge of Microsoft Office suite (Word, Excel, Outlook, Access) and additional software packages.
- Ability to professionally interact with tenants and contractors.

- Service Now experience.
- EPA 608 certification.
- Training in NFPA 70E.
