Service Manager

The Service Manager is responsible for the oversight of a variety of maintenance tasks including make‑readies, HVAC, plumbing, electrical, pool maintenance, carpentry, sheetrock, painting, and grounds maintenance. The role also involves expediting service requests and ensuring health, safety, and comfort for residents.

The Service Manager creates and maintains excellent public relations for the corporation and community, leads the service team, plans sites projects, delegates tasks, and manages all maintenance-related issues.

Responsibilities
  • Manages the physical operations of the community including but not limited to housekeeping, grounds, capital projects, HVAC, appliances, maintenance equipment, external contractors, plumbing, pool operations, and electrical systems.
  • Constantly communicates with all team members regarding maintenance needs and ensures timely response to requests.
  • Partners with vendors and outside contractors to review and develop renovation and new construction plans as needed.
  • Monitors and maintains proper inventory levels and partners with the Community Manager to authorize purchase orders for supplies and equipment.
  • Ensures all fire and safety inspections are completed.
  • Ensures property follows all safety policies, procedures, and regulations and is knowledgeable with city and state building codes to ensure compliance.
  • Independently works and manages assigned work while overseeing a team.
  • Alongside the Community Manager, implements and monitors the department budget; manages expenses within approved budget constraints.
  • Trains, supervises, motivates, and develops the maintenance team; manages schedules and workflow.
  • Supervises all work orders and make‑ready apartments are completed in a timely fashion to ensure resident satisfaction and maintain all grounds to company standards.
  • Supervises all pool maintenance: backwash filters, vacuum pool, skim pool, and maintain required chemical levels.
Qualifications
  • Minimum of 2‑3 years experience as a Service/Maintenance Manager or Supervisor.
  • Experience in working independently and managing assigned work while overseeing a team.
  • General education: high school diploma or equivalent is preferred.
  • Strong experience in leadership and team management skills.
  • Experience in technology and reporting within maintenance/service in multifamily or property management.
  • HVAC, EPA, and CPO certifications are required.
  • Strong experience in plumbing and HVAC to diagnose and resolve associated issues is required.
  • Past experience with preventative maintenance is a requirement for this role.
  • This position requires "on call" responsibilities as reasonably necessary to lease and deal with maintenance emergencies.
  • Achieve Fair Housing certification prior to interaction with prospects or residents.
  • Knowledge of OSHA laws and regulations.
  • Participate in training to comply with new or existing laws.
  • Excellent leadership skills and ability to motivate team members.
  • Strong organizational, problem‑solving, and analytical skills.
  • Ability to manage priorities, workflow, and delegate tasks.
  • Be able to work evenings and weekends.
  • Ability to work efficiently and effectively on an independent basis.
  • Excellent human relation skills: tenant interaction is required.
  • Must be willing and able to learn new maintenance technologies.
  • Present self in a neat, clean, and professional manner at all times during the workday and whenever present at the community.
