Overview

This position is responsible for managing the land portfolio, leading entitlement and post-closing activities, and overseeing all pre-development work for NTT GDC America’s recent acquisitions. The role reports to the VP of Real Estate, Americas.

Responsibilities
  • Partner with acquisition, planning, and power teams to track entitlement actions, post-closing obligations, and incentive processes.
  • Procure and grant easements on behalf of NTT, including private and public easements.
  • Establish a land management program to ensure a clean handoff between the Global Infrastructure Development and Construction teams.
  • Represent NTT in call-covered land situations.
  • Lead pre-development workshops, meetings, and produce a Project Execution Plan for each property.
  • Maintain and update a risk register, including post-closing mitigation actions, and report status monthly.
  • Monitor development and construction to keep project timelines and financial implications aligned with the business case.
  • Ensure compliance with permitting, planning, design, and construction requirements, and coordinate interdisciplinary teams.
  • Engage local political, economic development, and commercial organizations to raise the project profile and facilitate statutory approvals.
  • Procure necessary easements and protect NTT’s interests in all related negotiations.
  • Track and report project progress, risks, changes, and opportunities against the approved business case.
  • Manage budgeting of land management costs, entitlement costs, and other post-closing obligations.
  • Serve as the primary point of contact for energization timelines and alternative generation sourcing.
Qualifications and Experience
  • Minimum 10 years of progressive experience in project development, land management, asset management, or program management of data centers or similar high-spec Corporate Real Estate.
  • Strong interpersonal, communication, and negotiation skills at all levels of the organization and with suppliers.
  • Excellent analytical and quantitative skills with a high-level understanding of real‑estate finance.
  • Outstanding relationship‑builder, creative thinker, and champion of innovation.
  • Substantial knowledge of data center design principles and permitting processes.
  • Ability to lead change, manage technical projects, and collaborate across multinational, interdisciplinary teams.
  • Experience working in startup and ramp‑up environments, multitasking, and meeting deadlines.
  • Strong written and oral communication skills.
  • Experience with in a global organization.
  • Bachelor’s degree preferred; degrees in Real Estate, Business Management, Construction, Engineering, or Law.
Physical Requirements
  • Move equipment and other hardware up to 25 lbs.; move around inside and outside data center facilities.
  • Remain stationary for long periods and occasionally operate under varying temperatures, loud noises, and outdoor weather conditions.
  • Ascend and descend ladders and work atop raised platforms.
  • Position self in small spaces.
  • Operate computer, peripherals, and other office equipment.
  • Work during US business hours and time zones; travel up to 25% of the time.
  • Occasional on-site work at active data center construction projects and locations.
  • Perform work from a remote location with a stable internet connection.
Compensation and Benefits

Base salary: $147,700 – $186,000 per year. Eligible for an annual bonus tied to individual and company performance.
