Ten years of experience in building maintenance and construction management or supervision required. Management experience in a school setting preferred.

Primary Responsibilities

Manage the operation of comprehensive maintenance efforts within Gwinnett County Public Schools (GCPS) and ensure the cost effective maintenance, repair, and conservation of facilities by acting as a facilitator for all customers working with the Department of Facilities and Operations, which may include as acting as the coordinator for grounds and environmental requests to various customers.

  • Oversee program development and execution of building maintenance efforts.
  • Plan, schedule, and execute comprehensive programs designed to provide superior quality building maintenance.
  • Maintain data relating to maintenance of facilities, equipment, workforce scheduling, and costs.
  • Comply with local, state, and federal statutory and system requirements.
  • Responsible for complying with Key Performance Indicators (KPIs), Energy Management System, Fire Marshall inspections, energy audits, safety audits, insurance inspections, state boiler inspections, and commissioning new buildings and equipment.
  • Conduct orientation for new principals and staff.
  • Responsible for the building maintenance of up to approximately 30 schools/facilities, which equates to approximately six-million square feet of maintainable space.
  • Ensure world-class customer support is provided by the Department of Facilities and Operations.
  • Act as the primary contact for all unresolved facilities and operational customer needs.
  • Maintain all facility systems at maximum reliability levels to support GCPS mission and local school customer needs.
  • Address and delegate user concerns dealing with facilities, staff, communication, and scheduling to determine needed course of action.
  • Provide prompt and professional responses to user identified concerns.
  • Serve as the primary customer contact to include, but not limited to, the Principal, Assistant Principal, Kitchen Manager, Athletic Director, Head Custodian, and Community School Director.
  • Apply technical proficiencies to support facilities and operations activities.
  • Apply knowledge of maintenance planning, scheduling, and managing to optimize shop operations.
  • Maintain currency in building maintenance trades skills in order to inspect and assess the quality of work accomplished by staff.
  • Perform value engineering review of building plans to ensure consistency with maintenance requirement.
  • Maintain currency with the latest methods of the computerized maintenance management system, Maximo.
  • Maintain currency with all codes, specifications, and guidelines as applicable to GCPS facilities.
  • Assume responsibility for the time and financial/budget management of districts building maintenance.
  • Oversee logistical responsibilities relating to facilities and operations.
  • Work with the inventory team to develop and implement a comprehensive material inventory management program.
  • Responsible for procurement of parts, equipment, and services through purchasing procedures.
  • Responsible for maintenance of records on all inventory including parts, equipment, and tools.
  • Develop, monitor, and modify specifications for parts and equipment.
  • Oversee annual building inventory audit, monthly inventory variance reports, inventory supplies, truck and building inventories, and shop tools and equipment.
  • Oversee and assume responsibility for all fleet vehicles.
  • Manage all coordination efforts associated with the building maintenance functions and activities.
  • Communicate with local school leaders and administrators to determine customer requirements and expectations.
