Job Overview

AWS MOTOR is seeking a result‑oriented Senior Contracts Manager supporting our Global SCFM operations. The Senior Contracts Manager will manage the end‑to‑end lifecycle of all contract types within the portfolio, focusing on real‑estate transactions, lease servicing, facility retrofits, and new build projects. The role coordinates cross‑functional stakeholders to ensure timely execution, accurate documentation, and alignment with organizational policies.

Key Responsibilities
  • Real Estate Contract Coordination
    • Execute real‑estate transactions (LOIs, leases, subleases, licenses, amendments, surrenders).
    • Coordinate with Legal, Finance, Real Estate, Operations, landlords, agents, and counsel.
    • Track lease milestones: rent reviews, break options, expiry dates, renewal deadlines.
    • Maintain accurate, complete, and filed documentation.
    • Support due diligence for new site acquisitions and disposals.
  • Drafting Work Orders & Documentation
    • Draft, review, and issue Work Orders under MSAs.
    • Create supporting contract documents:
      Exhibits, Schedules, Statements of Work, service specifications.
    • Draft invoicing, billing, and procedures documentation.
    • Align documents with parent agreements and SCFM standards.
    • Coordinate with Legal for clauses, amendments, and exhibits.
    • Maintain version control and document management.
    • Develop standard templates for continuity.
    • Negotiate contractual documents for facility retrofits and new build projects.
  • Financial Business Case Preparation
    • Develop financial business cases for contract decisions, site acquisitions, lease renewals, and capital requests.
    • Collect financial inputs and conduct cost‑benefit analyses.
    • Create TCO models for lease vs. buy and vendor selections.
    • Present cases to senior leadership and approval committees.
    • Track approved cases against actuals and provide variance reporting.
    • Support budget planning and contract cost forecasts.
  • Contract Lifecycle Management
    • Review, draft, negotiate, and manage contracts: MSAs, Work Orders, vendor agreements, M&Au, security contracts, NDAs, SOWs.
    • Handle renewals, extensions, variations, terminations.
    • Update standard contract forms and templates.
  • End‑to‑End Approvals Management
    • Own full approvals workflow via Contract Central and internal systems.
    • Secure sign‑off from Legal, Procurement, Finance, Real Estate, and business stakeholders.
    • Track approval status, chase delays, and elevate as needed.
    • Ensure compliance with Amazon spend and transaction policy.
    • Oversee PO creation and budget approval before work starts.
    • Maintain audit trail for governance.
  • Scoping & Compliance
    • Validate scope, SLAs, KPIs, and operational requirements.
    • Coordinate with Legal for governance standards.
  • Stakeholder Management
    • Advise SCFM team on contractual and financial queries.
    • Support negotiation strategies across AMER, EMEA, and APAC.
    • Act as central coordination between internal and external parties.
    • Lead engagement with outside counsels.
  • Process Improvement
    • Standardize contract, approvals, and business case processes.
    • Build scalable workflows and reduce execution timelines.
    • Identify opportunities to simplify and optimize globally.
Basic Qualifications
  • Bachelor’s degree in Business, Management, Real Estate, or related field.
  • 3+ years of contracts management experience.
  • 6+ years of lease administration experience.
  • Experience reading and writing procedures, technical documents, and engineering drawings, or developing MOPs and SWMS for planned works.
  • Experience performing complex business case analysis and presenting to management.
Preferred Qualifications
  • Commercial property management experience in a real‑estate company.
  • Lease reading, managing critical dates, and negotiating experience.
  • Financial modeling, P&L management or analysis; knowledge of tax, finance, or related analytics.
  • Knowledge of sourcing, procurement, building systems, maintenance, vendor management, and customer service.
  • ICACM/World Commerce & Contracting certification or equivalent.
