JLL is seeking an exceptional Associate Vice President to lead transformational real‑estate engagements within our Government, Education and Non‑Profit Advisory group (GEN).

Work schedule

8a‑5p, Hybrid – expectation to be in office 3 days/week.

Location

Hybrid role with preference for candidates based in Austin, Dallas, Chicago, Los Angeles, San Diego, Washington DC, Miami, or Denver. Regular in‑office presence is expected. No relocation assistance available.

Travel requirements

25–35% within the United States; location varies by client.

The Role
  • Strategic Client Counsel and Relationship Leadership
    • Build lasting client trust by preparing analysis, drafting communications, and delivering actionable recommendations.
    • Communicate complex financial structures, market dynamics, and transaction alternatives to C‑suite executives, governing boards, and elected officials.
    • Navigate public‑sector complexity, anticipating stakeholder interests, procurement rules, and political dynamics to guide clients toward feasible solutions.
  • Project Strategy and Delivery
    • Design strategic project approaches, define frameworks, and set milestones.
    • Direct multidisciplinary teams, provide technical direction, and ensure cohesive deliverables.
    • Lead strategic meetings, facilitate dialogue, capture commitments, and drive follow‑through.
    • Leverage AI tools strategically to accelerate research and analysis.
  • Interpretation and Strategic Synthesis
    • Transform data and models into clear insights, explaining implications and trade‑offs.
    • Answer the “so what” question by connecting insights to actions and recommendations.
    • Integrate findings across financial feasibility, market positioning, legal structure, procurement strategy, stakeholder dynamics, and organizational capacity.
    • Present strategic alternatives with transparent analysis of risks, implementation needs, and implications.
  • Transaction and Financial Advisory
    • Structure and explain public‑private partnership deals, ground leases, tax‑exempt financing, and other transaction structures.
    • Support negotiations by developing strategies, interpreting terms, and providing real‑time counsel.
    • Lead feasibility assessments, including highest‑and‑best‑use studies and portfolio optimization.
  • Business Development and Thought Leadership
    • Identify opportunities and build relationships to position JLL as a trusted advisor.
    • Lead proposal strategy and RFP responses, articulating value and fee structure.
    • Contribute thought leadership through white papers, case studies, and conference presentations.
  • Practice Excellence and Knowledge Leadership
    • Maintain rigorous project discipline, budget monitoring, scope management, invoicing accuracy, and documentation.
    • Share knowledge by documenting methodologies, mentoring associates, and elevating team expertise.
    • Drive innovation by staying current on emerging transaction structures and public‑sector trends.
Qualifications
  • Education and experience
    • Bachelor’s degree in Finance, Real Estate, Business, or related field; MBA or Master’s in Real Estate preferred.
    • 7‑10 years of progressive experience in commercial real‑estate advisory, real‑estate finance, public‑private partnerships, or strategic consulting.
    • Demonstrated success leading complex advisory engagements that have influenced major institutional decisions.
  • Strategic and technical capabilities
    • Exceptional ability to synthesize complex information into clear strategic insights and actionable recommendations.
    • Superior communication skills with proven ability to present to C‑suite executives, governing boards, and elected officials.
    • Strong financial analysis capabilities, interpreting sophisticated models, valuations, and feasibility studies.
    • Deep understanding of public‑sector real‑estate challenges: constrained capital, procurement requirements, and mission‑driven decision making.
    • Knowledge of transaction structures (P3s, ground leases, tax‑exempt financing, alternative delivery methods).
