Summary of Position
A successful Estimator will demonstrate strong technical knowledge, attention to detail, and the ability to develop accurate and competitive construction estimates. Estimators are responsible for reviewing plans and specifications, preparing quantity takeoffs, soliciting subcontractor and vendor pricing, evaluating scope coverage, developing budgets, and supporting the preconstruction process.
The ultimate goal for an IE2 estimator is to help secure projects while building trust with clients, architects, subcontractors, and internal project teams.
Essential Duties- Review drawings, specifications, addenda, and other construction documents to understand project scope and requirements.
- Prepare accurate quantity takeoffs and cost estimates for commercial construction projects.
- Solicit, organize, and evaluate subcontractor and vendor proposals.
- Develop complete bid packages and ensure proper scope coverage across all trades.
- Identify scope gaps, exclusions, qualifications, risks, and opportunities during the estimating process.
- Prepare conceptual budgets, schematic estimates, design-development estimates, and final bid estimates.
- Assist with value engineering options and cost-saving recommendations.
- Maintain relationships with subcontractors, vendors, architects, engineers, and clients.
- Communicate clearly with subcontractors regarding bid requirements, project scope, deadlines, and expectations.
- Collaborate with business development, project managers, and superintendents to understand project approach, logistics, schedule, and constructability.
- Prepare bid forms, proposal letters, clarifications, qualifications, and supporting estimate documentation.
- Maintain estimating files, historical cost data, subcontractor pricing information, and bid results.
- Support project handoff from preconstruction/estimating to operations after award.
- Assist in developing and maintaining budgets during preconstruction and negotiated project phases.
- Understand project schedules, phasing, logistics, general conditions, and their impact on cost.
- Analyze project risks and help develop strategies to properly price or mitigate those risks.
- Maintain a high level of accuracy, professionalism, urgency, and accountability throughout the bidding process.
- Must possess excellent written and verbal communication skills to effectively communicate via email, phone, and in person.
- Ability to effectively apply technology to perform job duties, including familiarity with estimating and take-off software.
- Ability to work within strict time frames and motivate project stakeholders to meet project deadlines.
- Ability to manage multiple estimates, deadlines, and priorities in a fast-paced environment.
- Strong leadership and mentoring abilities.
- Must have at least six (7) years of construction, architecture, or construction engineering experience and a Bachelor’s degree in a construction-related field.
