Position

Leasing Consultant for our affordable housing community, The Studio at Think East, 181 units in Austin, TX.

Job Type: Full-Time

Job Description Summary

The Leasing Consultant is responsible for leasing out community apartments and assisting tenants with their needs. Duties include meeting with prospective tenants to determine lease terms, receiving security deposits, and coordinating with current tenants to discuss lease changes, and best promoting the business.

Responsibilities
  • Answer telephones and provide leasing information, schedule appointments for tours, take maintenance requests, assist residents with needs, etc.
  • Welcome and show prospective residents the property, explain the application process, prepare move‑in packet upon approval of the application.
  • Review and explain information to resident (i.e., gate cards, gate codes, lease, community policies and move‑in inventory), based on HUD, LIHTC programs.
  • Walk with a resident upon move‑in to complete the move‑in inventory sheet and ensure signature prior to keys being released.
  • Assist in the handling of resident service request and various concerns as required.
  • Type and deliver community and resident letters with manager approval.
  • Ensure all proper screening of applications, review and sign lease agreements, and ensure proper collection of fees and rents, based on the HUD/LIHTC regulations accurately and timely.
  • Assist in keeping the office neat and clean.
  • Assist in follow‑up on work orders.
Requirements
  • High School Diploma and one to two years of related experience and/or training in residential services, customer service, or sales, or equivalent combination of education and experience.
  • Two years of LIHTC/Affordable housing experience.
  • Previous experience with marketing, sales, and customer service.
  • Experience with Bluemoon, Yield start preferred and Onsite or Yardi (CRM, Voyager, P2P) required.
  • Proficient in computer software including but not limited to Microsoft Office (Excel, Word and Outlook).
  • Cover leasing office on weekend shifts as needed.
