The Role

This role is designed for a high-performing individual who is either a recent graduate or approaching graduation in May 2026. This position serves as the engine of our Acquisitions and Asset Management teams, requiring a blend of technical mastery in Excel and ARGUS with an entrepreneurial mindset for value-add real estate opportunities.

As a Real Estate Financial Analyst, you will be at the epicenter of our investment lifecycle and portfolio evaluation activities. This is not a "siloed" role; you will provide critical analytical support to the Acquisitions Team and Asset Management Team, while frequently assisting the Executive Team, Investor Relations, and Capital Markets on high-stakes assignments. You will be responsible for the integrity of the data and analysis that drives our investment decisions.

We are looking for a self-starter who doesn't just "run the numbers," but wants to learn more about the "why" behind the investment decisions the firm makes.

Primary Responsibilities
  • Investment Underwriting: Build and maintain complex dynamic financial models in Excel and ARGUS Enterprise to evaluate potential acquisitions, including joint venture structures, waterfalls, and sensitivity analyses.
  • Asset Management Support: Track and analyze the financial performance of our existing portfolio. This includes gathering and organizing property-specific data, maintaining quarterly reporting packages, and monitoring key metrics: revenue, expenses, leasing velocity, and occupancy.
  • Research: Conduct deep-dive research into target markets and prospective tenants to synthesize market trends and provide actionable recommendations to the Executive Team. Your research will go far beyond typical real estate analyses; you will master how to leverage search engines, public databases, and AI to glean critical insights.
  • Due Diligence: Play a lead role in the property due diligence process, reviewing rent rolls, service contracts, and historical financial statements to identify risks and value-creation opportunities.
  • Reporting & Deliverables: Produce professional-grade investor reports and internal memoranda. You will be responsible for data imports into valuation software and maintaining accurate budgets and forecasts.
  • Strategic Support: Assist the Executive Team and department managers with ad-hoc projects related to capital markets, debt sourcing, and investor relations.
Qualifications & Skills
  • Education: Bachelor’s degree in Finance, Real Estate, Economics, or a related field (May 2026 graduates or recent alumni).
  • Experience: Direct exposure to real estate through an internship or prior professional experience is required.
  • Technical Mastery:
  • Expert-level Excel proficiency (Advanced formulas, VBA/Macros preferred).
  • Completion of REFM Excel for Real Estate Certification (Levels 1, 2, and
    3) is required prior to start date or within the first month of employment.
  • Familiarity or a high level of comfort with ARGUS Enterprise is a significant advantage.
  • Analytical Mindset: A "true researcher" who can dive deep into the web and data sets, identify discrepancies, and produce clear, concise deliverables.
  • Communication: Superior verbal and written communication skills. You must be able to concisely present complex financial data to senior leadership and partners with confidence.
  • Work Ethic: A "self-starter" mentality with the ability to handle a fast-paced workflow, prioritize under pressure, take personal ownership of every task, and a true desire to learn and make the most of this program.
