Evergen Equity is seeking a talented Senior Associate to join our Investments Team. As a Senior Associate, you will play in supporting the sourcing, evaluation, acquisition, and management of our commercial real estate investments and maximizing the value of our portfolio. This position offers an opportunity to work in a dynamic and growing company with exposure to various property types, markets, and investment strategies.
The ideal candidate will have real estate experience, extensive broker and principal relationships, an entrepreneurial attitude, and a desire for long‑term growth.
As a Senior Associate, this role will report directly to the Director of the Investments Team.
Essential Functions and Responsibilities Investment Analysis- Financial Models: Develop and maintain sophisticated financial models for various property types, including commercial and residential assets.
- Analysis: Conduct comprehensive financial analysis using cash flow and comparable methods to evaluate potential acquisitions, dispositions, and development projects.
- Sensitivity Analysis: Perform sensitivity analysis to understand the financial impact of various scenarios.
- Investment Materials: Prepare investment summaries and recommendations.
- Property Diligence: Oversee the property due diligence process for real estate acquisitions, and prepare summaries and recommendations.
- Internal Review: Review property‑related reports and documents such as leases, operating statements, and legal agreements to identify potential risks and opportunities.
- External Review: Collaborate with external counsel, consultants, and vendors to ensure comprehensive due diligence.
- Collaboration: Coordinate with internal teams, such as accounting, asset management, operations, and investor relations, to ensure smooth transaction processes.
- Transaction Materials: Prepare and review investment materials for company leadership and capital partners, including investment decks and correspondence.
- Opportunities: Proactively identify and source new investment opportunities through market research and relationship building.
- Screening: Evaluate deal flow and screen potential investments to determine their viability and alignment with the firm’s investment criteria.
- Relationships: Develop and maintain strong relationships with real estate brokers, principals, and other key industry players to generate deal flow, stay updated on market activity, and ensure access to off‑market opportunities.
- Themes: Research and analyze market and macro trends, demographics, and competitive landscapes to identify opportunities and risks with potential economic impact to investment strategies.
- Research Materials: Prepare and review research materials for company leadership and capital partners.
- Asset Management Support: Assist with development of asset plans and budgets.
- Projects: Complete additional ad‑hoc projects and requests as needed.
- Education & Experience: Bachelor’s degree in Finance, Economics, Business, STEM, or a related field, combined with 3‑5 years of experience in an analytically rigorous role at an investment bank, private equity firm, real estate operating company, or leading brokerage.

Expert financial modeling skills with demonstrated proficiency in Microsoft Excel, PowerPoint, and Word. - Analytical
Skills:
Exceptional quantitative and qualitative analytical abilities, with a proven capacity to interpret complex information, establish facts, and draw valid conclusions. - Real Estate Acumen: A strong understanding of real estate fundamentals, return drivers, and complex financial structures (e.g., debt, equity, JVs). A demonstrated passion for real estate and a desire to build a career in principal investing.
- Communication: Outstanding written and verbal communication skills, with the ability to distill complex financial concepts into clear and simple messages for internal and external audiences.
