Associate/Senior Associate, Senior Housing - Title and compensation will be commensurate with experience and qualifications.
Hawkeye Partners is seeking a real estate associate to join the Senior Housing Team. This is a dynamic role and the position will be exposed to the full cycle of real estate investment, focusing on underwriting, deal management, investment performance, and asset management. The successful candidate should be proactive with an entrepreneurial spirit and will work closely with senior team members on Hawkeye's seniors housing investment platform.
Key Responsibilities Underwriting & Financial AnalysisAssist in the underwriting process for new acquisitions and developments, including forecasting revenues and expenses, building detailed financial models, and evaluating risk-adjusted returns.
Investment Returns & StructuringModel and calculate investment returns using financial waterfall structures, sensitivity analyses, and relevant portfolio and asset-level assumptions.
Market & Operational ResearchUtilize demographic, market, competitive, and operational data to perform comprehensive market research and competitive analyses across senior housing subsectors, including independent living, assisted living, and memory care.
Investment Materials & Internal ReviewPrepare investment presentations, Investment Committee memos, and support materials for internal review, incorporating financial analysis, market research, and transaction-specific diligence.
Manage transactions during the diligence and closing process, including organizing diligence materials, tracking key deliverables, supporting debt financing materials, and coordinating with internal and external parties.
Asset Management & Performance MonitoringReview property-level financial reports, identify material variances from budget and prior years, and utilize internal resources and operating partner input to explain variances and performance drivers.
Business Plan & Value CreationAssist in developing asset-level business plans and strategies for existing and to-be-developed seniors housing investments, working closely with asset management to support value creation.
Relationship & Platform CoordinationCoordinate with operating partners, brokers, lenders, and other stakeholders on investment-related matters and help represent Hawkeye Partners within the senior housing investment community.
Qualifications & Skills EducationBachelor's degree (often with a GPA of 3.5 or higher) with a heavy emphasis on real estate, finance, or economics.
Experience2 to 5 years of prior experience in real estate investment and/or asset management required; senior housing experience preferred.
Skills- Advanced proficiency in Microsoft Excel is required; experience with AI tools and process improvement preferred.
- Strong written and verbal communication skills, including the ability to prepare polished investment materials and communicate conclusions clearly.
- Ability to draw conclusions from research, demographic data, market data, operating metrics, and property-level financial analysis and communicate them effectively.
- Strong understanding of real estate underwriting, valuation, investment return metrics, and financial waterfall structures.
- Deep interest in senior housing markets, investment dynamics, operating partners, and regulatory considerations.
- Detail-oriented, proactive, and comfortable managing multiple priorities in a fast-paced, entrepreneurial environment.
This role offers exposure across acquisitions, developments, asset management, investment performance, and operating partner relationships, with the opportunity to take on increasing transaction and portfolio-level ownership as the Senior Housing platform grows.
